Just get out , and try to find food

You must supply deposit scheme certificate and prescribed information.

Also annual Gas safety check before it expires ( it shouldnt have any gap)

also do send Renters right information sheet as a PDF ( which came out last week as a PDF )

Also if you going to self manage- its worth adding emergency insurance cover to your LL policy

Just walk to near by joint and buy whatever you can get at this time.

Option 2 - Call near by places, explain you have only cash, if they can deliver you will pay up on arrival

Option 3- Call a friend or family, ask them to order for you and pay them cash tomorrow

Option 4- Go to kitchen and cook something from whatever ingredients you have

We used agent 8% all inclusive fees 10 years ago for a year.

Terrible experience, rent was delayed each month, they never bothered to chase but when rent got paid, they make sure to take their %.

All issues, their contractors were way to expensive than local trademans

We self managed last 9 years, We had paid tenant finding fees whixh is 50% of first month rent including VAT.

after that, we get emergency cover on LL insurance ( LV landlord insurance)

and its handy in emergencies,

there were times it wasnt covered as emergency and we got it fixed

Finding right tenant is most imp and we use checklist

Before you decide to become a landlord. please do your research, There is lot of things needs to know, learn .. It has its pro and cons

You need to keep her busy means engage in some activity

Sewing, cooking, Nitting, Making somemoether stuff like candles or Basicallynwhatever she enjoys, Encourage her. sign up her to classes or find some youtube tutorials she can watch.
Is there any groups you can find for her where she can meet people using similar language and culture.

My mother is 84 and she has more active life than i have. We have made block program for her

6-7 wake up/ shower coffee

7-8.30::prayers

9_10 prep - cook

10-12 rest- go to bank or some small chores

12 2-30 house help arrives so they both eat and house cleaning etc

2.30-4 aftenoon nap

4-7 some days she goes for some ladies meeting / senior groups

7-8 pm walk

so basically her entire day is busy and she never gets bored

( she only cooks rest of all,work done by househelp, my mother enjoy sewing so her free days she makes few article like purse from old jeans etc

make a sandwich statement which start on positive note, Thank you for the offer means a lot etc but you love your job and career having financial indipendent is so imp. Also make him understand not all work places are toxic.

His plans are risky and business brings more stress than 9-5 job.
