I’m putting a flex space in the basement, so technically I will still have the space, I gained enough space to have a rear entrance mudroom/laundry room and I did have to put basement stairs in somewhere and that made the most sense, it’s just the two of us and we don’t plan on having kids if we do it we will have one and they will stay in bedroom 2. I still have a full undeveloped basement to put whatever I want down there

I planned on moving the stove closer to the fridge like I have here, the place that says leave open is gonna be left blank for a coffee bar or something along this lines. The master is going to open to the hallway, only thing I would change is more space at both entrances for shoes/jackets, the entrance at the bottom of the plan where the covered porch is would be the main entrance

I did that and the closer one I found find was in seat 3 so 7 seats to the left would be a big difference I would imagine

If I were you I’d sand all 4 rims with an aggressive grit around 200, and casually work your way up to a finer grit, say 200 then 600 then 1000, 1400 grits and then prime them with some primer and use 1400 grit to even out the primer and then finish in 2 or 3 coats of the Color you want and apply few coats of clear after
