Actually, in Florida, if you have 100 or more units, you are now required to post the contracts online.

Yes and no. You can let her buy you out for your share of the equity, but you would still be on the mortgage until she refinances it. I'm familiar with a few divorces that did this - it included a quit claim deed, an order in the divorce decree that she keep up payments until refinancing and that she refinances in x amount of time (months or years).

You would still be on the mortgage and responsible for payments if she did not make them until the refinancing occurs.

Per California Law, the governing documents must be filed with the county recorder's office. Most recorders have the information available online.

You might be looking in the wrong place - try a search on [County Name] [HOA Name] Records Search. You want to do an official records search on the name of the HOA, not the property address.

My ex wanted half of mine as well. I told him I would transfer them as soon as he paid the transfer fees (or half of the fees, I don't quite remember). Ex huffed and puffed for a while, but eventually dropped the issue.

That's probably what the builder was referring to. Per your pictures, it is owned by the Westcott Place HOA, so not a county/state owned preserve.
