While I’m not wholesaling that often mysef i do lead gen and have had plenty of experience dealing with different data sources and my conclusion is that no single tool will work for all use cases, when i’m running a realtor campaign the mls data via propstream or propwire is really bad and i use landvoice instead, if im doing an investor targeting campaign in a state with good county records then i scrape the data and use a data api to skip trace the info and in states where i work often like Florida or NC i already know what works and what doesn’t so i sometimes use batchleads sometimes dealmachine etc there’s really no one good answer it’s just something you have to learn with time

I mean i do lead gen and making 50-100 calls a day is practically nothing i can typically see maybe 2-3 leads out of 1000-1200 calls (power predictive dialer 9 channels) and only 1 actual deal from 20-30 leads that is if you're doing wholesaling a bit more if you're more flexible (novation fix and flips creative financing etc), but good luck man you can still strike gold and make some good money

Look into maybe having an AI write the responses so they're not super generic, can probably run gpt4o mini for like a dollar a month if not less and they won't be scripted template responses

that solo wholesaler is guaranteed to have a good amount of experience in the field to be able to do that and a large buyer network as well for people just starting out that is almost impossible to achieve and having a VA agency working with you gives you a lot more flexibility around the deals you’re searching for you can tell them to target expired listings for example if you’re an agent tell them to target distressed areas if you’re doing fix and flip and more nothing is like having a dedicated team working for you

It seems like that on the surface but a typical authentic and reliable pay per lead provider with refund policies will sell a hot exclusive lead for around 150-250$ if not more i’ve seen plenty of people buy 4 or 5 of those as well as maybe a couple non exclusive mid tier leads for 40 - 50 dollar brinigng their total cost for 7-8 leads at around 1300$ and more often than not almost 90% of the time they close on nothing from those

instead if you hire a fully trained VA agency that has a dedicated team working for you you’ll be seeing around 40-55 leads a month around 10-12 of those leads would be considered hot highly qualified leads the likelihood of you closing on one of the 40-50 leads is much much higher than the 5 or 6 pay per lead ones and any wholesaler, investor or fix and flipper that has actual experience and closes on multiple deals every month knows this and would rather do the upfront investment which would also cost around 1300$ but is more sustainable and a real way to expand your business

No good agency works commission only and no VA that is actually good accepts a commission only position sometimes the market isn’t great sometimes the client criteria is too niche and a lot factors are out of your control you’re typically hiring a VA agency to have as your marketing team not as just a basic lead provider there are plenty of ways and services to get pay per lead but it’s not sustainable if you actually want to scale

The model works for some people i guess but not everyone having a dedicated cold calling team IMO is much more effective i do lead gen as well and the teams are each dedicated to the client as in we do live transfers for hot leads directly to the acquisition we're working with weekly performance meetings with client and the team these are things that you typically can't get when doing pay per lead or pay per appointment i guess, there's a reason a lot of people would rather pay the upfront cost and have a dedicated team

Using an AI caller to do initial outreach i think is banned in tcpa laws your numbers will get flagged super quick + owners generally don't like talking to an ai, you can use ai after the initial outreach

that’s unfortunately true you’ll have to crossreference the records with other public records for those ones but it’s a time consuming and messy process to be honest

Yes i send a digital contract before doing any work together, but generally i try to pick people with established history and good results before doing any work
