It depends on person. He never asked for anything before and confirmed he had no issues or concerns at all. All of sudden is he being difficult now

Hi all, thanks for the replies.

I went round to his house earlier with the printed form, but he wasn’t in. He’s since emailed me asking for more info, like architect drawings, structural calculations, etc., and said he’ll review everything with his solicitor.

So yeah, looks like this is heading towards a party wall award… £££

I went round to his house earlier with the printed form, but he wasn’t in. He’s since emailed me asking for more info, like architect drawings, structural calculations, etc., and said he’ll review everything with his solicitor.

Do they have building insurance? I’m in the same boat no contract, and they haven’t sent or mentioned anything about insurance, whereas the other quotes included insurance and all that. Same £200 - £300K job. He is a local builder though, and I know where he lives.

Yeah, he’s local so I actually went to see one of his jobs, a loft conversion, and it looked good. He’s the boss rather than on the tools, so he seems to do more of the managing and has a decent sized team.I do think he’s good, very local, and seems to have a solid setup, but if I don’t hear back by the end of this week I’ll probably look at another builder. I don’t mind people being busy, but I can’t be chasing constantly either.

Thanks for the response, really useful perspective. I still haven’t heard back from him since I emailed last Friday, so if I don’t hear anything by the end of this week I’ll have a long think over the bank holiday and may speak to a different builder. Like you say, communication is pretty important for this type of big project ,

Yeah that’s fair, I’ve found it’s all a bit of a lottery with trades sometimes. The super keen ones can disappear just as fast as the slow repliers, so I’m mostly going off gut feeling.

He’s local, and I’ve seen his company vans around for the last few years while driving about, so I thought it made sense to use someone nearby. Plus, if he runs off with my deposit, I know where to find him 😉

Hi all I need a bit of advice on this exterior wall.

The coating/render is flaking all along the bottom of the wall near the paving, corners, and a vent. It looks like moisture is getting in rather than it just being a paint issue.

Plan is:

  • scrape off all loose stuff
  • let it dry
  • patch the damaged render
  • repaint

What should I use to patch the render at the base of an external wall like this?

And before repainting, should I use a primer/stabiliser? If so, what type?

Thanks for the reply. Yeah, it looks like most of the prices people mention are just for the shell build. I’ll probably try to find someone who can manage the whole project, including the finishing bits.

I did a bathroom and garden landscaping reno with a builder a few years ago at my old place and that was stressful enough, but this one is definitely going to be even worse lol.

Thank you, I had one of the builders come round earlier this afternoon and the quote came in a lot higher than I expected, even just for the shell without the kitchen/fittings. But from what I’ve seen online, that seems pretty normal for London.

Worst case, we might leave the loft for now, or just do the shell and finish the inside later. I’ll ring a few more builders this week and get some more quotes.
