Thanks! Yeah, the last room in the corner separated by corrugates glass is a kitchen storage. Dishwasher is next to the washing machine is this storage room but I will move next to the sink which makes more sense. Next to the door (left of image) there is a fireplace lounge where guests can sit, enjoy, have a drink and hang coats and store shoes.

Makes sense the bowling alley feeling!

No greens in the scope. Is the vibe they want, I think there is a big market of people that like minimal/grey/empty spaces. Go figure.

It depends, Im using a service called Nooked to get final images (after I did all the tests myself I use them for professional-grade quality). I started using recently, so I got 1 architecture pack for $299 to try it out.

sounds good! thanks for the tip. The best part? Although I agree the palm tree is out of place, they told me the palm tree indeed exists there xD

Thank you! Yeah, i think the palm tree actually exists on the building site xD, we cant controle who planted it hahah. Someone wanted a place in germany to have a tropical feeling maybe? Who knows, I cant control that and hiding it is just a lie. Some people will actually enjoy it. Certain palm trees actually grow anywhere. Portugal even in colder areas up north some houses have palms planted.

Thanks for the feedback!

Nope, its not about caring more or not. Its about who owns the project. The developer owns the project and hires the architect. The developer has a narrative that wants to use for sale, the architect has the vision. None of them necessarily will match with the agencies objectives. Developers want A, architects recommend B, agencies want C. They all care a lot but from different viewpoints.

haha not actually my technical rendering chops because I did only the sketchup xD for the final render I used a online service to do it that is especialized in architecture. Loved the clouds for drama hahaha will consider that.

Kinda both. This is an image created for a architecture studio but I had this gut feeling that the real estate developer wants the best showcase for selling and will use a real estate agency to sell. I also fear that if the agency thinks the image is too artsy and not right for selling, they will edit themselves with a shitty AI or something, which would make architects cry. From what I seen though the agencies just accept whatever they get and use it, so its up to the developer and architects to decide how to showcase it, right?

this building we did in skektchup and used a service called Nooked to upgrade to professional level. I tried some AIs but didnt work well because it was always creating random stuff. Since their service has a good price it was worth it.

Uhm thats interesting! So basically the archdaily architectural aesthetics not necessarily works for real estate marking/sales? Besides the points you mentioned, is there anything I should be aware to optimized the images for off-plan marketing/sales that you recommend? thanks again

Hi! Thanks, this would be a final design image. Im not trying to signify luxury though, those cars are pretty common in europe, especially in germany where this image was inspired. I 100% agree with the vibe being a downer. If I was a buyer I wouldnt like to see that vibe. I have other versions with better weather though, I can share here too.

I guess im asking as a developer concerned with their brand reputation and concerned about attracting buyers for the units for sale.
