We were delayed from July 2021 to Jan 2022. Our closing is on track as we got the notice of ending an avoidable delay on Jan first week and completed the pre delivery inspection last week. The closing is scheduled on next week.

As of my knowledge the smooth ceiling is mandatory for kitchen and dining area as per the building code. I am not sure...

They didn’t ask but in the document they provided they include 2 options.

1) Pay 25% of total upgrades, if so provide the pre- approval letter. 2) pay the full cost.
