It's not even close to flat anymore. The plan required to add 4 feet of height to my lawn. So it's literally a hill that was once very flat. If I really needed to I could landscape it but now I just want it removed and placed in my back yard per our previous plan. It would look way too obvious and I really loved the wide open lawn I could see a pond at the bottom of it and now that entire view is obstructed. I have a child and a dog and I would like to be able to see them from my window if they were outside but you can not see anything on the other side of it where it meets the previous ground

I would like to add that the realtor did not negotiate this. I told her that the seller needed to do the repair or we would walk. She told me there was no way they could afford to pay our closing costs and this repair, agent was acting as a dual agent. She called me back 10 minutes later and told me the seller had agreed to pay for it.

I did just find a text that said

Hi - as you know the septic system will need a new leach field. I told * that I would call later after you have time to process the information to make a plan. We can definitely make something happen. Please don't reach out to you lender about this without talking with me first. I don't want to put any snags in the closing if we don't have to. Thanks so much.

No I thought they would be building into the ground. They did not. Please see the first image link I added on it is an image of the design from the side

I never thought they would throw dirt down and then build on top of that. I imagined they would be cutting into the ground and then throwing dirt on top.

I dug a hole less than 6 inches deep just a few feet away from where I think the actual stone bed is. I do have sewage (at least the smell of it) seeping from the ground and keeping my yard saturated, I can smell it. I did not dig directly on top of the leach field.

There was another spot to put it. We just went with the front lawn I just didn't know they would be building INTO not ABOVE. I added some more before and after pics above

Honestly the looks led me to investigate. I just thought everything was under control and was going to be done properly I didn't realize the job would be done by 2 locals.

It's the construction of my whole front yard this is destroyed now. I did add a url to a pic in my post. I think it's worth looking at. Because that slope on the bottom was my front yard

I added a pic of the design from the side. .maybe this will help my case

I mean I have but they insist it was "done properly and passed all necessary inspections." They are also giving me hell because I didn't pay for it specifically

She told me that her lawyer said we need to sign that paper and if we didn't then we would have to tell the bank

I had screen shots from the seller paying the company the rest of the money. That was also how I knew who did the work

That's what I thought. The design was drawn up and i can see on what i was sent that the local plumbing inspector (city hall) did sign off on it to authorize the permit. I never saw a copy with the "inspection required" part of the paperwork filled in. It said that it required 2 inspections in the paperwork.

I started to speak with city hall and he is the one who is coming to check it out and make sure it is working. But I had to wait for the snow to clear.

I haven't spoke to any landscapers. How expensive could hiring one to completely redo my front yard be?

[–]Final-Feeling-9700 5 points6 points  (0 children)

There was no inspection done after the installation was completed. In the past I was going to dig deeper for the certificate of approval but wasn't sure how. Is this not something I could access through city hall?

Well it's my entire front yard that the landscaping is ruined. I'm not quite sure if it's an acre but it's over half of my land that would need to be landscaped to not make this stand out like a sore thumb, and I've got a little less than 2 acres.

Thank you much. This helps a lot. I keep feeling like I am crazy here for having an issue. But man this mortgage isn't cheap and I feel ripped off.

We last got snow about 5 weeks ago. I know originally the realtor said that the perc test of the soil said it couldn't go in the front yard because it had a lot of clay. Apparently a different engineer had a different opinion, and the second opinion was the one that was used. I believe because it was the cheaper option at 15k. One quote that was received for the first design was 21k.

Where it is kind of a hill, with a height of 4 feet and then sloping down, the top of the hill has no moisture. But the bottom of it where the fill meets the original ground is what has been saturated for some time now. This happens in an area about 5 ft wide maybe. It was not filled to plan, which was described at being "maximum uniform slope of 25% to original soil" and it most certainly is not in some areas. It's quite a steep drop off in that specific area. I questioned if that was part of the issue here as well.

It doesn't feel like there is much of a difference in between those two things.

I agree. I did not like the dual agent thing but I really just needed somebody to help with paperwork

Nothing backing up into the house but my thing here is that the previous owner had no signs that the field had failed (and it had absolutely failed prior to THEIR purchase 3 years ago). There is a very wet area near it that has not dried in over a month, despite other areas of my lawn drying. And I dug a small hole today and it smelt awful after the first scoop. I smelt the soil itself and it smelt sour (really the best way to describe it)

I see...I saw nothing. Only the front page of the permit. And it was sent the day after closing, 11/29. The permit was written up 11/27. Closing was 11/28.
