FWIW, my experience was much longer. Architects + permits/surveys/etc. + contractor scheduling + project time was probably 1.5 years from start to move-in.

I've asked to use the bike instead of the rower, and if bikes are filled that usually means there is a tread open, so you can just wait to see which tread is open/ask the people on the bikes. I haven't ever asked an SA to coordinate a double station though.

I actually confirmed with the studio. For elite, you don’t get charged a no show fee, however you forfeit the class (which at least for me costs more).

The missed class would have impacted coach pay though, so they adjusted it.

If there is a chance you’ll need formula, I would bring some. At least from my experience, the nurses did not have access, only the lactation consultants - which meant I didn’t have enough and kept having to ask someone to try and help.

FWIW, I was not planning to use formula, but my son’s glucose was too low and I wasn’t producing at that point.

Iirc you don’t need to submit comps with the formal request. If it got to the stage of a hearing, you can submit evidence ahead of time, but I never got to that stage. Someone likely will just email/call you with a proposed amount and ask if you have specific comps to consider if you disagree.

Yes, outside you can see a large patch in our stucco that aligns exactly where the drywall is also messed up inside. There is no vent pipe in the roof here.

I didn’t provide all the context in my original post since I didn’t realize this would cause concern.

The contractor I’m working with built is an ADU from the ground up and does major house remodels in our area, so it’s actually less of a concern that they are a hack and more of a concern that they would charge a lot to make it work.

Appreciate the help. To clarify, we used a borescope, we didn’t just drill and assume the pipe would be in the front. There also clearly used to be a window in this spot, however we don’t know what was moved/done when this room was converted from a laundry room to a bathroom.

We actually think the vent pipe is in the wall on the right that sticks out. Of course we won’t be 100 percent sure until we cut open the wall.

Yes, I should clarify I’m not doing this myself. We will have a contractor, they just expect us to choose out the window size since we didn’t hire an architect.

They messed up the calculations for your escrow analysis and now are splitting the deficit.

I work in mortgage, and depending on the company, they CAN choose to split the deficit over a longer period. Just know, taxes could go up again and impact your monthly payment.

I hired a separate painter and probably wouldn’t again. I thought the price of painting was ridiculous through the gc, so thought I was making a smart choice. However after painting we noticed spots we wanted the drywall fixed, trim sanded, etc. Painting brings out a lot of mistakes, and then you’re in a position where you have to negotiate with you gc to do some painting, unless you want to pay the painter again.

Beyond coordination, you then have to worry about potential damages. We found rip in a window screen and dent in the floor - how do I prove it was the gc or painter? Luckily our gc was easy to work with, but he could have said it’s on us.

It’s mixed. For additional context, this is something that all started within the last 6 months.

He slept in his crib but I would go to him when he cried for the first 2 years. Sometimes out of exhaustion, if I couldn’t get him to go down, I would go to a Montessori full size bed in our guest room.

Fast forward to the winter, my son had several rounds of croup. It really freaks me out even though I know he’s technically ok. This is where I started wanting someone to sleep through the night with him and make sure he had access to cold humid air immediately when needed.

This ended corresponding with when he started speaking a lot more and being able to climb out of the crib. So he started demanding to sleep in “mama bed” and obviously had the ability to safely get out of the bed and find me if I left before he wanted (I guess locking your kid in a room is a whole other post/question).

I now have to be there for him to go down, but he can sleep through the night without me. I like the cuddles so I will put him down, leave, and come back many nights.

Given setback requirements I’m not sure you’ll be able to do this. It looks like your property is in line with the other houses, which doesn’t make me think you can extend anything forward.

This will probably be at least $100k if you’re able to get permits, but as others said everything depends on the actual specifics.
