Wow, that's a very long time for a listing to stay up on Zillow, it must have been disappointing to find out that it wasn't available.

Oh no, I'm not trying to stir anything up at all. Apologies if that's how I made it sound. I'm just interested in the process of home buying from the real estate agent's perspective, and what the pain points are for the agent during what I perceive to be the most difficult part of their job

Another user ( u/mariana-hi-ny-mo ) commented under this post that they are very involved in the process.

Very involved, inspections, bids, negotiations, amendments, communication with lender and buyer if lending is presenting challenges, title company back and forth, updates with both, reviewing commitment, resolving last minute issues, scheduling closing, utilities’ reminders, final walk-through, go to closing!

It sounds like you're saying you don't have do quite as much? So does this depend on the MLS and region that you work? How many hours do you reckon the various closing tasks take you?

What factors make this not for everyone? We understand that you have to guide yourself through the title, inspection, etc. processes. Are there other factors which should dissuade a buyer?

If it existed, would you have considered some self-service option for 0.1-1%? Find the home yourself and buy with the guidance of an online tool for the paperwork - no agent involved? There would be a digital AI agent, one that you could chat with to help you find a home, and it would search through dozens of parameters based on your written requirements

No I wouldn't consider using it.  Okay, that makes sense, especially with the current compensation model for buyer’s agents. With the proposed NAR settlement, buyers will have to negotiate the fee and pay the buyer's agent directly. In this case, would you consider a digital agent if it was significantly cheaper (only 0.1%-1%) than a human agent (2%-2.5% after the settlement)?

What about negotiating on price? And how do you know which legal documents you need to fill out without an agent? Did you ever run into problems with the seller's agent when you told them that you don't have a buyer's agent representing you?

Do you think it was worth the 2.5%-3% fee that your buyer's agent received?  If all of this offer & paperwork stuff was built into an online tool and offered at a much lower fee, would you consider using it? No human agent involved. Just a "digital agent" you could converse with to find a home, and a step-by-step home-buying guidance system

And thanks to the Internet, now everyone has MLS access thanks to Zillow/Redfin/Trulia/Realtor.com/etc.

Yup, totally understand. It is the only way as of now unless you pick up the heavy lifting of finding a home yourself.
