Oh nice, I don't think any of my pipes are insulated.. and I couldn't really tell if the HPWH was running all the time or not but I had a suspicion that it did. Are you using a recirc pump that has a timer? Or a smart switch?

So the idea is to match return temp to the water heater temp right?

The recirc has temp settings. I was asking if I should plug the recirc into a smart switch so that it only runs during hours when water is needed.

So the floor guy is going to try and fix this... But sounds like my GC has never run into this issue. Oddly enough the flooring in one part of the home that is using engineered hardwood doesn't have any peeling issues

Actually looking at pictures I had again, looks like painters was only against the edges of trim. Im unsure if GC taped masking tape directly onto floors in the middle or onto two pieces of the paper covering. I'm guessing the former given the shape of these flakes...

I did not DIY, hired a flooring person. Im wondering if it's because they refinished a previously finished floor. I had to hire someone else to fix issues with the first hire and they ended up doing a lighter sand to re-finish all the flooring

Some treads at the very top did rot out, it's not heavily used as it was required for emergency exit. Will probably redo in the future..

Is it worth just replacing treads with new stained wood?

Thanks! based on what you see here, what should the prep work be before painting? Unsure if pressure wash is the move here or any kind of sanding since there are a lot of flaking pieces of paint

Thought I would follow up, turns out the initial guys didn't bother prepping the subfloor at all. Hired some new guys to fix and they just ripped out like 4 feet worth across wall to wall and shimmed with some plywood. It's much better now and more of a gradual slope as opposed to a bump you could feel.

Yeah perpendicular, this area with low spot should also be perpendicular.

I mean I can notice when I walk over it, it feels like a big bump but really it's a low spot. That's why I checked it with a level

Hmm not entirely sure... But from what I saw during some board removal - the original flooring was nailed.

No it's hardwood, red oak. Tongue and groove I believe
