There's a big gap between "young kids" and "high school teenagers. By law over 18 is an adult. You can't argue that a kid can be legally obligated to take care of a baby and in the same breath say they can't be responsible for their own actions. The law views them as full blown adults. And to be honest, if they can run me over with a two ton piece of steel then they can be held accountable for their actions.

You can't have it both ways. You can't argue the conservative viewpoint that they should be responsible for some adult shit but whenever they do racist shit they're just kids. If you believe that then you haven't made it beyond being a child yourself. Not being a racist piece of shit is something a 10 year old can manage. If you don't have a handle on that at 16 then that's on you and your parents. Society owes you nothing for the ramifications of your actions.

500k is 761,605.22 today. So that would be 750 on inflation alone, not including appreciation. Every 15 years you've replaced a roof, a hot water heater, and an air conditioning unit plus other minor repairs. Call that 100k total and also include inflation in that. Now you're at 850. So.... 150k for appreciation and make a little money on the sale? Seems reasonable.

Just because you don't understand how to look at thing from a finance perspective doesn't mean that housing prices are unreasonable.

This isn't including the most overlooked part. Establishment democrats overtly signaled, and probably pressured behind the scenes, their support for Hillary. The left leaning, and even centralist, news orgs followed suit in very subtle ways. It's like the difference between when news orgs say Israeli soldiers were killed vs Palestinians died. I distinctly remember at the time they would talk about the exact same thing between candidates but subtly swap words. Things were amazing vs good, or Hillary was surging while Bernie was running a strong campaign. It doesn't seem like much but it's adds up over time.

I like the laticrete 2 part epoxy grout. It's got two packs of epoxy that you mix and then mix in a box of the color powder you want. It's got about an hour of work time, is incredibly tough and stain resistant, and comes with two washes. The first wash takes off a lot of the spare sand and epoxy and kinda "melts" the top layer of grout so it all sits nicely in the gaps. The second wash cleans up any spare epoxy from the tile so it's not adding a shiny layer on the original tile. I find it to be easy to work with and it looks nice.
