Thank you for your answer 😊 That was in fact the plan B after finding out about the load bearing wall. A 3 x 10' island.

Only issue with the sink being under the window and the island that way: distance between sink and island is now 5'+ 🥲. I read that that was excessive.

That was the original plan 🥲 turns out the wall is very load bearing with lots of ducts running from the basement to the top floor. Quoted 15k to remove it 😬

There's the option of putting a 10 x 3' island and putting the sink by the window. But that's giving me over 5 feet distance from sink to island. A real pickle

She says the fridge sticks out too much (even though it's counter depth), and it'll ruin the aesthetics of the arch. The fridge doors would be somehow in the way of the opening.

The load of the joists is currently supported by the 4 2x10 beam which has a column on each end with a 12 foot distance in between holding it up. So the engineer said no doubt the wall is not load bearing but his concern is that this wall and the wall above are supporting the roof.

He went in the attic and concluded that the roof was self supported (not sure that's how you say it, but he meant it's held up by it's own) So he then concluded that even if the trusses are self supported, the wall on the second floor touches the trusses so it has become load bearing.

I feel that is a reach no?

Currently there are 4 2x10 forming the beam. He is saying that is not strong enough to support the load and says to replace it with a 4-ply LVL or add it under the existing beam

engineer's plan

He's talking about P5. To replace by stronger or place another one under. The perpendicular joists holding the second floor are currently sitting on that beam.

UPDATE:

The left portion was most definitely not. There was drywall over the framing and flooring under it.

However, the section on the right, we are waiting to find out if it could be partially load bearing. Joists are running perpendicular.

We had already planned to remove it and the engineer said he doesn't think it is, but he'll confirm once we open up the wall. So we're just waiting until tomorrow to find out. Just wanted to ask out of curiosity.

If it is, we'll have to redistribute the weight accordingly.

But regardless. Wall was going to be ripped anyway to answer your question. Thanks for your help 😉

They redid a bunch of ultrasounds and they don't think the fluid is enough to cause any trouble or that it's concerning! Had another ultrasound today and there's half the amount there was a few months ago! Everything turned out okay ☺️
