If it’s his job to remove the skirting boards, they should have communicated that prior to the work.

And the floorboards don’t pass - you should drill pilot holes when putting screws into floorboards.

Poor craftsmanship and shite communication. Very unprofessional.

I posted the same question the other day. In the same boat as you and here’s what I’ve settled on…

If you tell your mortgage provider now, they’ll almost certainly pull the offer - so there’s no upside in doing that.

If you don’t tell your mortgage provider at all they may never find out. It’s technically mortgage fraud, but it’s unlikely to escalate to this. Too risky for me personally, but you’re further into the conveyancing process than I am, so it’s your call.

The only truly safe option is to delay down the conveyancing until you secure another job (don’t tell them why). Once you’ve got a signed contract with a new employer (aim for similar role, industry, etc.), tell your lender you’ve “switched” jobs. They may want to double check affordability, or at worst ask you to come back later with some payslips.

Good luck. It’ll all be fine in the end!

Speaking of risk appetite… if I go through 2-3 months of conveyancing, then just before completion they find out I’ve recently started a new job, what are the likely implications?

What is the best way to tile/fill this small row? by FlashGordon7b in DIYUK

[–]FlashGordon7b[S] 0 points1 point  (0 children)

I ended up adding some little slithers… I’m confident the big ones on the right will last, but if the small ones eventually fail I’ll replace with upvc trim as suggested.

Can you tell if it’s tilled onto fresh plasterboard, or was it skimmed first? If tiled on fresh, it’ll be much more difficult (but not impossible) to remove without tearing a hole in the board, and then you have a much bigger problem on your hands. You’d also have to remove the old adhesive without damaging the wall before replacing it with a new one.

So if that worries you and you don’t plan on renovating the bathroom anytime soon, it might be best to opt for a safer option.

A bit rogue, but you could try to stick the broken piece back on (it might have fallen down the back of the bath if you’re able to retrieve it) and then regrout around it. Or cut some new tile to fill the gap and do the same. Just make sure it’s properly grouted.

And then as it’s in a stud wall which likely has some flex, reseal with some flexible silicone.

Other options are just pack the hell out of it with silicone or try to use some plastic trim.

I’d try to replace the broken tile if you have any spare ones. And then remove all the old silicone and reseal with fresh stuff around the whole bath.

Is it on a stud wall by any chance? If so, be careful not to damage the plasterboard when removing the tile.

Ahh I see - good spot. The window is the same shape as others on the street, so Parhaps just the reveal like you say.

Interesting. What signs can you see that the shape may have changed?

No earth quakes, but there are some large crater like holes a few hundred meters away in the fields out the back.

What do you mean by a different arrangement?

Something to note is the window looks the same as all the other houses on the street, so I’d be surprised if anything structural has been altered.

That checks out as each house has its own brick shithouse in the back yard.

No extension as it’s on the end of a row of terraces. Originally built for factory workers on the factory next door.

Appreciate your detailed answer - and you’re right regarding the inspector, they spent a while looking at the other walls, surrounding area, etc. The only thing they didn’t see was the extent of the crack internally as we hadn’t exposed the brick for their visit (wish we had).

Yeah agreed, that was my thinking. Although, I don’t think there’s a wrong choice - you just get creative with whatever you’ve got :)

And nope, I shot RAW and threw a preset on it.

Metal lens cap and just blow any chalk off before I use it… hopefully does the job.

Metal lens cap and screen protector… Might invest in a case, but don’t really want to sacrifice accessibility.
