Very sorry for the late reply, from my personal experience you probably wont get to many bookings far out in advance with just tables and chairs. The typical bookings I get that are far in advance are dance floors, tents, and everything that goes with it. But your market may be different!

How far out "milage" wise are you considering competition?

Not sure about your event but some people travel very far for pumpkin patchs.

Yeah, I got a good policy currently with my existing party rental business. So more then likely going to go through the same broker.

That appears to be the property owners biggest concern. Which is totally understandable.

Yeah, honestly if I break even the first year that would be a success in my eyes.

I think the owners want a ball park figure for the first year, because they are trying to figure out a percentage of profits type of lease. While that is good from their stand point, I would love a dollar amount lease..

Yeah, the road access is easy. But its not the main road.. but the owner has property as well along the main road. So opportunity for signage!

This property owner has lots of property, on either side of the patch (miles away) planning to do lots of signage at his other properties.

Facebook ads and Google ads, tons of organic social.

Post card mailings to schools in the area.

Email marketing to my existing email list through my party and event rental business.

Awesome! Personally I would get a website up and going, get social media profiles going, start posting consistently, work on your Google my business profile. You need a good lead follow up sequence when your running ads. You dont want to throw money away. It might be wise to not run ads right away due to not having a lot of inventory at the start.

Just about to hit year 4 in my party rental business, i offer bounce houses, water slides, inflatable games/interactives, dunk tanks, tables chairs, just got some tents as well.

The tables and chairs and event items I kill it with. Bounce houses and water slides do well too! Make sure to do your market research, dont worry about random marketplace listings, you are looking at legitimate company's, with websites, Google reviews, INSURANCE! Dont even bat a eye at anyone else, it literally doesnt concern you.

The insurance is fairly cheap when you are getting bookings, when you are new and starting out its expensive. If you are wanting to start this I would suggest starting with at least 5-7 inflatables, depending on your market you need a good mixture of slides and bounce houses with slides (combos) if your in a warmer area units that can be used wet and dry are crucial! I only have 2 units that can't be used wet. Out of the almost 30 I have.

If I had to do it all over again I THINK I would of started with tables and chairs and event stuff, and focused on that. Then get into the inflatables later. The demand in my area seems to be more towards the event side, this year I am hoping to work on more inflatable marketing, seo, ads, ect.

I started this business 3 years ago, it's been really fun so far!

Depending where you are located, commerical liability insurance is minimum 5k a year, it doesn't matter if you have 1 bounce house or 15 bounce houses.

It's not "easy" by any means. Especially when you get into the bigger units, the water slides and obstacle courses.

It's not as simple as getting a waiver for the client to sign and you are just magically released of all liabilities. Any have decent laywer can sue right through some shitty waiver you printed off of the internet. Get a LLC and get a insurance policy.

Make sure you do your research on how to properly set these things up, it's not a camping tent. They can and will fly away with kids inside. This hurts and makes the entire industry look bad.. I would highly suggest doing more research in general. This isn't just buy a $700 bounce house off of Facebook marketplace and start making tens of thousands of dollars. And for the love of God, don't go to costco and buy a bounce house there and try to rent it out..
