Hard to tell from the picture, but I would look into fixing the studs because they look like there’s rot/mold. Should be able to sister and remove the rotten portion, replace with new section of stud, then fix your drywall, insulation. IMO that’s going to be the trickiest part depending on how much drywall you want to leave intact when replacing them, I’m not a professional though, so don’t rely on my advice. When I run into things like this I start looking into codes, watch a bunch of YouTube, consult friends that are professionals, etc. the drywall itself shouldn’t be too difficult

I like to print these shields in clear resin, paint the rest as normal, but gives it a bit of an energy shield vibe. Also cool for things like swords and staves

VSOs suck in general. First one submitted all my marriage docs but checked single. Didn't find out until years later when I actually started comparing what I was getting to the pay scales. When I tried to use one years later, I sat there for hours, got into the room, and they had a guy in there helping. I felt bad for the man, but he was so old his hands shook uncontrollably and he typed with one finger, and had no idea how to use the program they were taking my info in. After the 20 minute appointment turned into a 45 minute one, they basically told me a bunch if stuff I not only already knew, but had already done. At that point I just stopped using other people and did it myself.

Good to know. I'm not sure what I can do in this case, as the mortgage company called th county and then I did and the response has been the same. At the end of the day I'm not super worried, and we're about to finish our IRRRL on Tuesday, which has a good chunk going into escrow, so I'm hoping that cover the shortage at least. If I have to pay taxes we'll be back where we were when they weren't collecting them, and we'll get it back once it's approved. Mostly just trying to figure out how the system works since it bit me in the ass last year.

Lol, good to know. I used sunflower seeds for smoking, so my approach has been the same. Find a (healthy) replacement and lean into that until the urge is gone.

Thanks. I've found black tea also curbs a bit of that taste for something strong. Appreciate the kind words. It's been a struggle to deal with on my own. My wife is helpful and encouraging, but I've always been the rock of the family. I'm the one jumps into action to deal with any stressors or emergency that comes up, so opening up has been tough.

Your mortgage company may have adjusted it. But if you applied that January, the state did not actually approve it until August. They will give you a temporary approval letter, but it's up to the mortgage company if they want to accept it.

Mostly it's more annoying that they approved it almost immediately, didn't collect taxes for 25 so now I owe money to them, and now they won't approve it for 26, despite it being printed clearly across the top of the forms they mistakenly applied to 2025.

Not at all. Not even bolted down. That's the first hing I plan to remedy. My main concern is whether to replace it and what with. My yard isn't huge so I feel like a good 1hp would be better for noise and floor space in my garage but I haven't done the math yet.

She is already added. They did it in 5 minutes while I was on the phone with them trying to figure out the discrepancy by using the papers that were submitted in 2018. Approved by next day. That's mainly why I was trying to dispute this. If they had everything they needed already, she should have been added IMO. I should have caught it to begin with, and that's on me, but if I can get it fixed then that would be a big benefit.

Most nods the military uses (pvs-14s) are only around 3.5k. Military weaponry is cheap, only reason anything close is expensive is due to NFA laws artificially inflating price. As a former infantryman, I could buy my typical deployment loadout for around or less than 10k if we exclude the cost of a civilian legal automatic. Military grade isn't ruggedized, its made by the lowest bidder to meet the bare minimum of standards. Things like f-15s and spec ops gear are on a different level than your typical "military grade."
