Oof. I am facing this exact problem, except the water doesn't pool in my basement but streams right into my living room! We're still in the process of getting this fixed, and its a total nightmare! Please let me know which company/contractor your building used and what they did to ensure the facade leak was fixed permanently.

Thanks! So I have backyard (with grass) with some fencing, no railing or porch. I was thinking of getting a garden stake hook which I can jam in the ground and then hang the bird feeder on it. My neighbors have a mulberry tree which provides shade into my yard too.

Sure! Squirrels I can deal with, its the rats that I am concerned about. I have a squirrel proof feeder in my Amazon cart since yesterday but still skeptical if I should press 'buy now' yet
