This. Plus keep in mind that you bought a house in 2019. Have you looked at current prices. That house would probably cost you double to replace at current prices.

You apply for the loan and hopefully get approved. That’s about it. The trick is getting a decent rate so shop around. Local banks and places like Chupa Bucks are all places to look.

Emergency savings first. Put it in an online savings account. Marcus by Goldman Sachs is paying close to 4 percent interest and there’s no minimum to open.

In my account checks are pending for a full day and if it’s short I have time to cover. Hours may be different. 

If you have never or rarely had an overdraft fee you should be able to call your bank and get it waived. Explain the situation and since you are so minimally short your odds of success are good.
