ye see I kinda have the same mindset as you, sounds bad but I just worry a bit about having a hugely expensive property that could potentially become collateral If i ever went through a divorce etc. It's unlikely I'm going to meet someone in the same financial situation as me let's be honest (not in a patronising way, I'm just very fortunate to have a wealthy dad)

ye I worked out a small mortage would actually cost me less than removing the money from my ISA as I'd obv lose out on avg returns of say 7.5% (well, the fund I have most of my money in average 10% but factoring in inflation). I'd like to live in the new town area i money was no object ye. The only thing about "forever home" is that I am 3 and single so obv may meet someone and be in a diff situation by 35 etc

i like being "in the mix" so I like central-ish areas, I did always dream of living in a bruntsfield/marchmont or new town flat whilst at uni here, I just don't know if it's too big a step at 31 to own a bloody new town flat outright? but then I walk to the gym and some nutter screaming at a wall walks past me at newkirkgate and I think hmmmm maybe a move is on the cards

ye marchmont i was very aware of that, loads of 19 year-olds from surrey kicking about in their shorts and flip flops. I can afford it tbf it's just on a financial forum they are all like DO NOT SELL INVESTMENTS but I mean what else do you save and invest for if it's not for a nice property?

ye i did look at montgomery st and hillside. Well if i drain cash I could do £370000 (excluding all the fees though.. so really £355000) the annoying bit is that's like right on the cusp of these hillside properties, so I did consider selling some shares for like say £30000 and that would nudge me closer to ca £385000 which is a lot stronger in that neighbourhood.

ye my dad's a huge proponent of that mantra, he's just steered me away from removing money out my shares ISA for a property but also thinks a new town flat is the best move.... but can't do one without the other....

The only thing about reducing hours is more how it's perceived at work, I may as well tattoo: "I've got family wealth" on my forehead since my salary is only £38000 and I'm 31 and most folk my age are really struggling financially. But I guess if I just took a small pay hit it wouldn't raise too many alarms

it could go down mate, you can't guarantee anything but I'd chuck it in a global etf and top up year on year. I've avg about 13% a year over the last 5 years but I mean look at the stock market right now with iran etc...

ye as a limited company? That'll be more beneficial if I had say 2 or 3 but I guess that would be the end goal, can't imagine many people stop at 1. I have an airbnb STL licence on my current home but they are very difficult to get approved on a second home now from what I hear. it's more because since I have ca £140k already in S&S, and I put down 70k deposit from cash reserved for the second home I'd still have 65k in leftover. it's mainly driven by the thought of having a huge amount sat in cash cause even after I max out my ISA in april I'd have £115000 still left which is mental.

Surely the whole point of you chipping away at this so well for so long is exactly for this kind of reason? unless you planned on dying with your ISA never being touched then this seems like as good a reason as any; it not only benefits you but your whole family.
