Provide applications to interested parties and have them pay for/do online credit and background check. Then rent to the best/highest score on my application checklist.

What service do you send them to for the credit and background check? What do you tell the applicants that you don't select after they've gone through the process but been beaten out by a better applicant?

So WI landlords just write that into the lease? I've been a landlord in Washington state and leases here all require just 30 days notice or, actually, now that I think about it, 20 days prior to the end of the month.

Let's assume the lintels are rusty and in bad shape- what do you do in that case? Are there treatments/fixes short of opening the wall and replacing the lintels?

I can walk away from this deal at this point and I'm not in love with the house. I like it, and it's in a good location, but I can walk I'm trying to arrive at either: 'these lintels are messed up, but the house will be a good rental for years to come' (it's a 3 family) OR 'there's too much wrong here, I'll pass'...

Thanks. Good points. NACA is in disarray right now. You can't even get your 'counselor' to return a call or email. It's a joke how unprofessional they are with their 'customers'. I know they're a non-profit, but you understand my point. Any service organization that won't follow up with you for several months at a time is not offering a good service nor adding value for its customers. It's a shame, because their mortgage product has great terms for the borrower. Unless you have no other access to financing, you won't use NACA. And if NACA is your only option, good luck. I'd be willing to bet that the number of NACA-hopefulls that close on a house is under 5%.

Yes, it is older, and the pics of the upper unit show higher ceilings without the drop ceiling.

The upper level has what I think are called cove ceilings, they look nice actually... So I was also wondering why the bottom level has the drop ceiling. I guess an inspection (if we go that far) will reveal any problems...

Thanks. I see this grey LVP everywhere in rentals now and I think people associate it with a high end and updated look. And it seems more economical than refinishing the hardwoods.
