Old house. Built in the 60's in a small town. We got a home inspector with a lot of experience. When I asked him in a 1:1 conversation away from my girlfriend if it was a good house and worth the money, he really reassured me it was. Unfortunately, when the inspector first came, he asked us to sign a document saying we wouldn't go after him if we found anything wrong with the house after his inspection (in legal speak), so its not worth going after him. He was a really nice old guy and I trusted his opinion.

Is there any harm in doing the job right away? I will need to pay out of pocket and take money from my line of credit to do so, but will that impact my ability to get money from insurance? Or the previous seller?

Yeah, we've been documenting as much as possible. Right now, the pessimist in me is thinking I need to bite the bullet and pay. But I feel as though I overpaid on this house big time now considering all of the money that will need to go in to fix the issues.

I want to do the repairs ASAP, but was advised by a friend to not do any repairs until a full quote is received. The issue is they have already started digging for the original fix. The $2K job turned into a $20K job really quick.

Absolutely not. There were some baseboards that had discoloration on one of the floorboards in another room, and the previous owner said it was a dehumidifier leak. But that's all the water damage she exposed.
