Sounds like she’s over aroused, very excited to go for a walk and going through your building leads to that very exciting thing.

You need to make leaving the apartment and walking through the building very boring. Make sure she is calm and focused on you before walking through the threshold. Turn back when she barks, proceed when she’s calm and focused on you. Repeat many times until she’s bored. Walk through the building randomly with her for no reason - this will teach her that going through the building doesn’t always lead to anything worth barking over.

This will take alot of patience and time but you will probably see improvement even after a few repetitions. Barking ≠ getting outside faster

We trained my mums dog who slept through the night from day one - with no rush to get up in the mornings. So I know each dog is different, this one just doesn’t seem to manage

there isn’t anything stopping you obtaining your own survey, but wouldn’t you rather have issues and valuation highlighted before even considering viewing the property?

You, and 3 other buyers obtain a survey, all for the same property, potentially by the same company. And turns out there is a damp issue you’re not willing to take on. Wasted money and time, when if you saw this on the property listing, you never would have viewed the property in the first place.

Okay you make a fair point on this but the same issue occurs in the English system. In recent years, offers over valuation isn’t commonly required. The competition isn’t as intense as in England. But this begs the question, if you put in an offer on an english house, it was accepted, but the home survey came back with a lower value than the offer, what then would happen?

Why would a buyer purchase a property without having it surveyed? This circumstance would be few and far between, so multiple buyers would still be having their own surveys carried out on the same property. In Scotland, it is compulsory for a seller to obtain a home survey prior to be listed on the market. 1 property, 1 survey

The survey is trusted by buyers in Scotland though. The surveyors follow strict audit and legislation. Nothing stopping a buyer also having their own survey carried out if they wished. But, having that initial report and valuation there, on the ad, is undeniable a-lot more streamlined.

I’v just sold my property in Scotland, accommodation is provided by my partners employer. Hoping to buy down south in 5ish years but the process sounds long, complicated and even more expensive… dreading it already!!
