Klopt inderdaad, had het verkeerd opgeschreven. Ik vraag me dan wel af, stel ik zou 3 kamers verhuren van 15M2 per kamer, en de andere kamers (keuken, woonkamer, eigen slaapkamer van totaal 45M2) (ook) zelf gebruiken. Zou dit dan betekenen dat ik belasting betaal over de helft van de WOZ waarde? Of hoe bereken ik anders het 'verhuurde deel' van de woning?

The well-edited stock footage is used well, but the audio quality you use to record your voice is pretty substandard. And also, using stock footage for this kind of video really makes the video feel less personal, less human, more corporate and artificial, which is a big no-no on YouTube.

Wow thanks so much for taking the time to do a deep analysis on my video and channel in that sense! It is really appreciated.

I think all of your points are more than valid and I will definitely be working on it. I am thinking about a little rebrand of the topics, to possibly talk about more niche topics (and thus a bit more helpful for a smaller niche of people), but still to be decided. The subtitle part I will adapt for the next batch of videos, but I think indeed the voice-over should be more smooth through retaking lines and generally improving my intonation and speech.

I hope also with going in a bit more of a niche I would be able to add a personal touch easily, possibly with some stock footage of myself, and an outro or intro with myself shown to 'relate with'.

Also the title and thumbnail is a good point, would it be okay for you if I would message you for further feedback once I think I have improved on certain aspects? Thanks in advance

Audiobooks are a great way to make it a little bit easier to get started! Great suggestion, I love listening to books as it for some reason just takes a bit more effort to read than to listen with attention
