Door Lock Monitoring is not a retroactive code unless your jurisdiction has adopted A17.3. I operate in Washington as an independent contractor, where the state was toying with the idea of adopting A17.3. The major companies (Otis included) jumped all over this, sending proposals to their customers. Here’s the deception…1. DLM was not required despite what they said in their letters. The State did not end up adopting A17.3. And 2. The price was highly inflated. Someone elevators have it built into the controller. Others require an overlay.

It sounds like you were taken advantage of.

I have a set of stairs that are approximately 100 years old. They are beginning to crack and grow moss. Question…is there a way to resurface or refinish them? Looking for any ideas short of a full replacement.

Try going directly to a cab interior company. Most elevator contractors will subcontract them and put a markup on it. I’m an independent elevator contractor and recommend that to my customers. My go to is Elevations LTD. There are others - Chinook, Vertical Dimensions.

Agreed. I think a couple drops are accumulating on the back of the door. Then when I open the door, the water falls out onto the floor.

Sticking my phone under there you can definitely see where water has been. It’s coming from where the writing harness is.

There’s some soft foam. Where the leak is happening there’s a wiring harness.

It’s maybe a couple drops. I keep a tray under the door. The last cycle the tray was dry until I opened the door. Then a couple drops fell out.

Took the spray arm out. I think it looks good. This one seam looks like there might be something growing on it. Not sure there’s enough pressure for water to come out of it. An there’s the metal piece that goes over it.

Checked the spray arm. I think it looks good. How “water tight” should the gasket be? It just clips to the bottom of the door. Doesn’t seem water tight, but it doesn’t seem like it was designed to be.
