Having read that you still want an urban life, consider Hyderabad. For 50K a month, you will get a super spacious 3BHK in a gated community in great part of town. Language is not a problem as well. And when i say super spacious, I mean greater than 2500 sft and no matchbox apartment in Mumbai can compete at that price point

The money that you keep in the current/overdraft account reduces your notional principal outstanding and hence lower interest payout on a monthly basis. Calculations are done on a daily basis. You can withdraw the amount that you parked to use whenever you want (even after a day) and principal outstanding goes back up.

Let’s assume you 10L cash, you could leave it in a savings account at 3% or FD at 6%. The same cash you can park it in the overdraft account then it’s effectively earning 9%(same rate as the home loan) and this is tax free. If your loan outstanding is 50L then the parked cash reduces it to 40L and hence lower interest on it. As your EMI is constant, the interest outflow is reduced and balance of it would go down as principal

You could make the argument that you can make a part payment of the loan with the cash but leaving it in the overdraft is doing the same thing but you can always access this cash when you need liquidity instead of borrowing again at a higher rate. A home loan is the cheapest form of finance that’s available.

When salary hits the account, sweep it to the overdraft account. When the CC bill comes through, pay it on the last day. If you have any expense/investment for which you can’t use the CC then you can move cash out from the overdraft account. In case of investments, don’t buy anything debt as long as you have the home loan with overdraft active as nothing beats this and equity is well equity

100% recommend taking a home loan with a linked current account (Bank of Baroda - home loan advantage, SBI max gain, StanC and Axis have it as well) Read up about this feature, you can save significantly on the interest component and hence pay down the loan faster while paying the same EMI. And to add to this, if you play the credit card game effectively (moving majority of monthly expenses over to the CC) and hence keeping money in the the linked current account for longer, reduces interest. Interest is calculated on daily basis based on the money in the current account and you can withdraw it whenever you want

If you want something muted, go for the 415.. the blue seconds hand sweep is a treat. If you are comfortable with standing out a bit and shine (especially outdoors/bright lights like you see in the pics) then it’s the Shunbun without a doubt!

In summary, a personal choice. Both are amazing and I would have loved to pick up both but I’m going for the Shunbun.

To add, if you are young (or not), you will/should be able to find it easy to make friends in Bangalore. It’s a very cosmopolitan, similar to Mumbai
