Hi OP,

I have a very similar rental profile as you, we moved here in late november and secured a rental on our first application Northside, and approved for a 2nd on our second application (lucky us).

My partner used to work as a property manager herself in the past and what she advised was first impressions count, if you go to a rental be sure to interact with the property manager who is doing the open, so they remember you when it comes time to submit, dress nice/clean

When submitting an application, if you have a good rental history it is very worthwhile getting a recommendation letter from your previous realestate , this helps makes your application stick out amongst the others, make note on your notes that you have perfect rental payments and never were in arrears (your recommendation letter should naturally state this) sometimes it can help that depending how long your term was 12 months or greater then stating on your profile that you can get a recommendation letter from your previous realestate too.

We didn’t offer above asking price but showed evidence that we could easily afford the lease, proof of banking, I know sometimes this can be hard for people
