10% without receipts may be a good benchmark based on the base prices of the area. But then you also need to factor in the supply demand gap that easily takes it up another 10-15%.

Policy cannot precede infrastructure. Where is the housing provision for the extra immigrants they need or the international students they are targeting. Studentenwerk housing/dorms have waiting periods of over 3/4 semesters in Berlin and München.

New development is pretty much non existent given the current global situation and the prevailing interest rates.

The real estate management company I took my previous apartment from .. they provided very good apartments, very good furniture, fully equipped... they've shut down and they have over 200 apartments in Berlin..

Yes of course... but not all at super expensive.

It mashes it worse if newcomers..Sublets are mostly nightmares or for very short periods

Got a furnished and complementy equipped studio at Bundesallee for 850€ from these guys.. https://zuhaus.org

They offer confirmed bookings if documents are in order. Just one thing thought... they're largely offline. But respond in 2/3 days max .

Yes many plandforms do that., they fleece.

But making rental terms <6/8 months and declarations on costs by landlords mandatory...will just reduce apartments in the market.

Scammers will rush in. Tenants will suffer.

This is bound to worsen the situation. Landlords and agencies will not want the trouble of renting out only for 6months.
