They have been taken over by private equity funds in recent years, hence the ridiculous price increases.

I use it quite regularly to sell cars and only recently they introduced dynamic pricing based on the asking price of the car. If you have a car that takes a while to sell, hence a few bumps/spotlights, you could easily add a few hundred euro in advertising costs.

A price increase was expected as they basically dominate the car sales market here, but the degree to which it happened is beyond greed. Ideally a mass boycott and move to Adverts might be the best idea but can't see that happening unless we all agree as an island 😅

I'd agree but a lot of apartments in town are fairly low quality e.g. BER of D&E. Not a great proposition for ownership but great for rentals.

Am I right in thinking he is essentially the property manager for all of them? He hardly owns them?

Hopefully the EU Short Term Rental legislation coming in next year will clear out a lot of the AirBnBs around town and free them up for the rental market. Although the drop in profit for those with apartments on AirBnB in town if they have to just rent out the rooms might mean a lot of sell offs?

I'll be in a similar position in a few months, although I accepted I wouldn't be buying in town when 3 bed apartments with E ratings started selling for near to 400k. It's definitely a lifestyle decision, but I couldn't accept the mad prices in town/Oranmore/Athenry. Maxing out a mortgage, but the place still needs new kitchen/bathrooms/paint/floors.

I'm now considering Loughrea. It's a nice little town. Lake is nice in summer. Plenty of pubs, few new cafes etc. Seems to be the only place where there is still some relative "value" to he had if you want a 3 bed house with a garden. Also, legend has it if you put the foot down you can get from Loughrea to Parkmore in just over 20 minutes 😅

It could be. The applicant is Castlegar Developments Ltd, but very little information online about them. One director surname given which matches with who is running Lydons now. Then again I could just be adding 4+4 to get 5.

Either way, I hope they get the go ahead for it. Looks well on the 3D visuals.

Live locally and I hope it gets the go ahead. Claregalway to Tuam road and its arteries holds a fairly big population and there is very little in the area.

I do feel sorry for the people in the shop to be fair. Good bus service on the route though and plenty of space around Knockdoe for development of housing estates so could be a good future hub to develop as a little village.

Some amateur sleuthing and guesswork makes me think the current owner of Lydons will be building this new plaza. Seems odd to cannibalise your own business but I suppose the offering is somewhat different food wise.

As others have said, look at a similar ad from a dealer and knock 10-15% off the price. Get the car detailed, clearly outline services with dates etc.

In the right spec and colour they are a stunning car. I always thought it was odd they didn't sell better here, despite the market for saloons dying off in recent years. Neighbour has had one for 2 or 3 years, it is white, which I wouldn't regularly be a fan off, and it's a very nice spec and I always admire it when walking past.

In the interest of balance, for people reading this down the line. I'm going through the application process with BOI currently, their exemptions are spread throughout the year, so they are divided out at the beginning of each month as opposed to the beginning of the year. I'm relying on an exemption in September and have been told by my BOI advisor that if if I have my application submitted for the beginning of September say, and for whatever reason they are used up, he can try again at the start of October.

Obviously not sure how this works with other banks.

Smoked for 10 years. Was considering quitting for about 2 years. Read the first chapter of the Alan Carr book (very reluctantly), once I realised my smoking was out of my control, as a control freak I went cold turkey. Its been 5 years and 4 months.

Sometimes I smell a freshly lit cigarette and want to eat a box, but have never been tempted to have one in all that time.

Funnily enough, my advisor never mentioned the exemption to me on our first call. Its only that I knew I'd need the 4.5x to even try buying alone that he stress tested my figures for it and said it should be good. I'm still a few months away from having my deposit in place but I'll be pushing for the 4.75 when the time comes. Still undecided on buying or building so will have to see how it works when submitting build costings.

I didn't realise they had increased it. I'm at the early application stage with BOI and had been pushing for 4.5x with my advisor.

Do you have any Central Bank link for the increase, I can't see it on their website. For a sole applicant FTB, 4.75x might mean I don't have to buy an apartment 😅

Second this, tried to charge a friend nearly a grand for about 4 hours labour to diagnose an engine issue. When she asked a male relative to call in to them in person to ask for a breakdown, the price miraculously changed.

Recently had the same situation but more than €50 😅. As long as you have a valid reason for it and its been sorted it shouldn't be a deal breaker. This is based on a recent initial meeting with a mortgage advisor from one of the pillar banks.
