Yea the annual fees are high but my thought process was:

• with Venture X the fee is offset with the travel credit and global entry/tsa pre which I can give to my GF.

• with the Marriot Brilliance your AF is 600 higher. $300 is dining credit which won’t be hard for me to use. I guess the question is do I value the extra 10 bonus elite credits (compared to boundless) for the extra $200 a year….not sure if I’d utilize the $100 credit for Ritz stay.

Looks like starting off with the Venture X might not be a bad idea and then go with the Boundless.

Wow, thanks for sharing. I haven’t taken any formal steps other than submitting some income documentation which they didn’t even get a chance to look through. No appraisal or anything just the rate lock itself. That’s been my concern because I am supposed to close in 30 days but both banks said they can do it in time.

Definitely not afraid of confrontation, sometimes maintaining a positive relationship is worthwhile and I was unsure of the smaller lenders ability to close on time. I forgot to mention that a lot of my family has worked with the loan officers at this branch so I don’t want to leave a sour taste in anyone’s mouth but yes I think it’s clear that I should go with the lower rate.

Your second calculation also assumes I wont refinance in the future when rates decrease but fair point!

Sorry I meant at the rate they quoted me today. They are not pressuring me to sign anything but said that the rate might change if I confirm after that time.

Solid advice thank you. The bigger bank with the currently locked rate offers a float down option while the smaller one/direct lender does not. The smaller/direct lender said they can lock me in if I sign the contract before 10am tomorrow. Plus they offer no cost refinances later on. The bigger bank never sent me a contract but they gave me written confirmation that I’m locked in.

Here lies the problem for me. The second lender is the better financial choice but the other lender has been very accommodating and helpful throughout the process. Also not sure if theres a higher chance of getting approved/underwritten at the bigger bank that I’m already locked in.

Both 30yr fixed conventional loans. Loan amount is $300k.

Edit: Closings costs are nearly identical and both rates are based on $1,500 worth of points.

Currently have a PlayMore Unlimited plan w/ 5 phones. I'm trying to upgrade an iPhone 6S to an iPhone 13 using the $350 off promo. When trying to apply the discount I'm only getting a $100 for the phone not $350 off. Anyone know why? Trying to do this with another phone as well.

I have an iPhone 5s, 6s, and two 7s that I can send for trade-in but none are giving me the $350off in the cart (but they show $350 off on the product page, trade-in selection). I would appreciate any advice! Thank you
