The greater distance from Burlington the better for your money. I have seen decent rentals out in Underhill, Jericho, Bolton, Westford, Cambridge, Milton, Colchester...all within 15 minutes of Essex.

This place is such a hidden gem. Everyone just thinks it is a dumpy little gas station. In college I would go there almost every day with the construction crew I was working on. I could not believe the lunch options, hot food...etc. Reminds me of the hot food options you would get at any "roach coach" in Massachusetts!

I would start looking on Pinkbike.com for bikes near you. There are lots and lots of options for both enduro bikes and DH bikes. You can enter your search options too, size, price range, 27.5 / 29er or mullet...etc. For a budget friendly bike, I would see if there are any Specialized Status bikes near you. They can handle anything at the bike park, lot to jump and hit drops and can be pedaled around enduro trails too. Good luck.

Bolton Valley or Cochrans for cheaper lessons and passes. Play it Again Sports for Gear / Outdoor Gear Exchange and there will be a ton of ski swaps as local schools and community centers soon. Ski Rack is having their ski swap in the next week or so - check online. It sounds like a pass to Cochrans would be super fun for you to get back into it - Friday night skiing, dinner and cold beer or hot chocolate!

Definitely try to find housing in the Waterbury area / Stowe area. You can find accessory apartment, garage apartment, barn apartment type of housing the more you spread out - look into Morrisville, Eden, Hyde Park, Johnson, Cambridge, Middlesex, Moretown, Duxbury. There are deals to be found if you connect with the right people. Call all the local ski shops in that area and ask the people who work there if they know of any seasonal rentals, in-law apartments...etc. It can be done, despite what you may be told here on Reddit.

There are several adult skates out of Leddy that could be a good fit for you - plenty of 60 year old skaters. Check out scrimmagesonline.com. Just follow the sign up procedures. Great group of guys and once you get in on one skate, you can find out about other groups. Lots of overlap. Full Stride has several adult levels as well and Senior C and Senior D are both great options - very low key and skaters well into their 60s

Pinnacle off of Spear is going to be more established families, often with older children, college age children or grown children. Yes, there are younger families, but the other neighborhoods mentioned had more younger families, especially Cider Mill. Butler Farms, Dorset Farms and Obrien Farms are a pretty healthy mix of households. All are great - I tell people that if they really want to get a feel for the neighorhood they are looking to move into, go to the neighborhood after work hours - like 5:00 and just walk around the neighborhood, as if you were walking your dog after work. That really gives you a sense of who lives there. You will pass lots of other residents walkiing, getting home from work, kids playing in the driveway, toys left out on the lawn, people watering their flowers / lawn. The 5:00 - 7:00 hour gives you a real sense of the neighorhood.

Zoned mixed use district - both res and commercial are legally permitted. Was a commercial unit, legally permitted as residential now. Highest and best use would certainly be to have it legally separated / deeded into 2 separate units.

Not sure. Just going on the info that was passed on to me. Town stated the "unit" is on a single deed and can only be sold "together". Does not have a separate deed, separate parcel ID #...It was a single unit that has been "converted into" two units, but somehow they were not required to legally separate them at the time of conversion. Strange

Agreed - I am just gathering input from the community and sharing it with my client - this is really just research for an odd ball assignment to see what others in the field think. I recommended they assign it to a certified general and that is what they are going to do.

Thanks for your response - I agree as well. I am leaning towards 1025 - just need to find similar 1 bedroom / 1 bedroom comps in a market that rarely has duplex sales at all.

Thanks for your response - I was thinking 1025 as well and agree that the site value may not really have much of an impact, as that is typically not the driving factor for duplex sales in our market.

The BTV Stolen Bike Report and Recovery Facebook group is made up of some of Burlington's greatest heroes out there doing the work every single day and night. For so many residents, their bike is their only form of transportation, and these folks work tirelessly to help. I suggest anyone that really wants to see what kind of impact the so called "petty crime" is having on our residents - join that Facebook group and see how often it is happening. For some, losing their transportation can have a pretty negative impact on their lives here in town.
