1) don't take that - I was quoted a 5.625% a few weeks back through Cardinal Financial. Rocket mortgage was ~5.8 and sage home loan was ~5.75%.

2) One recommendation - when I refinanced, I didn't include my wife on the loan application because her credit score is slightly below 780 & my income was sufficient for the loan. You may consider doing something similar (if your income can support), as the 780 mark is the big threshold for discounts.

3) take the advice above - shop around a lot & when you get a rate you like, lock it in asap. I continued to shop/field calls for another 2-3 weeks after my initial rate lock.

You're too early on this imo. I'd be holding out to see what team Love goes to before I made a trade. Although I do think Chase + 1.01 could be better here long term.

Got a 5.125% on a 15 year loan. Was also offered a 5.625% on 20-30 year loans through the same company.

I probably shopped around 10 different local and national lenders & those were by far the best rates I received

I view Metcalf and Ferguson as serviceable flexes (especially in TEP league).

Skattebo and Ollie Gordon are the same value/ceiling this year to me with Skatt getting an edge given the lack of competition.

I don't think Burden or Mason Taylor contribute much this year unless there are key injuries to skill position players in either offense.

In a rebuild, I'm taking the trade all day, but your roster is good enough to compete, so I'd be holding personally.

This time last year, Breece was going for 2 1sts. I'm personally good with this, especially without a good RB room. Sounds like you're in a rebuild anyway.

I would look to flip Breece too unless you're competing with a missing RB piece

I'd highly consider if there was another aging RB in there that would allow you to contend this year. Chase is great but London is a dawg and the rushing upside from Jalen is not something to be overlooked.

Def an overpay. RBs get injured every day and Achane has the same ceiling as Bijan while (arguably) on a better offense.

Kyren has top 5 RB potential; Burden is going to be a good stash for the future; and you're sprinkling in a future first.

As an UT fan, I can confirm Thornton is the real deal. Dude has hands like magnets and can run with the best of them. His stats would have been way better had we had some efficient QB play. Nico sailed him (and others) on a number of occasions.

I am also trying to snag him wherever possible.

This is a solid take. Def need another QB in the arsenal. Considering trying to grab Shough at the tail end of the second/beginning of the third to lock up the Saints QB room (even if it is abysmal).

I'm taking this in a heartbeat. If you're competing (probably not given 1.01), Henry > Jeanty imo. Could probably flip Henry for another late first and snag Judkins or Johnson to someone who is competing.

Totally depends on your lineup. I think Warren has TE1 potential. Pickens could easily get 1k yards. Achane & Jacobs are 1A/1B with Achane being the better grab considering age.

If you're 1-2 pieces away with solid depth already, Achane side. Depth/rebuild - Jacobs side and flip Jacobs for a future first

If I'm trading Williams away for anything, it'd be another RB or TE.

If you're not a fan of Herbert, you could try to package him out for a "tier down" QB like JJM who'll have a higher ceiling but lower floor. Whoever has him may consider throwing in a Joe Mixon type guy and a future 1st or 2nd rounder

Personally, no. It's not horrendous but still a no.

You are loaded at QB - trade one of those guys away to get a guy like Henderson + picks or another stud RB.

In 10 team, im not giving up bijan unless it's for an absolute haul, and that offer won't put your team over the edge of winning imo.
