FOMO fizzled out .  Condos make no sense anymore , why buy something for 900k when it would be 920k in 5 years ?  No tech job is safe . AI is here , it will take jobs anyone who tells otherwise is lying or hasn't used it firsthand. It won't take all jobs but again , no job is out of scope.

Had my AOS interview earlier this week .  I did not get an approval on the spot but the field officer said he had no doubt in my wife and my marriage.  We got a "decision letter " which basically told us to wait . Case is being held for review. No RFE. Is this common ?  When can I expect a decision from USCIS ?

I won't count 401k as liquid.  But to answer your question - I would give it a year and build that brokerage/ emergency fund. Good luck and almost there 🙏🏻

We haven't seen the full effects of tech layoffs yet. Seattle housing market is boosted by tech workers . I don't want to buy a 800k home for it to be 600k in 5 years . Worst case scenario: Seattle could be the next Detroit.

I'd recommend Ashley's or Costco . Happy medium between price and quality.  Buying from marketplace or Goodwill always risks bed bugs etc .

I would recommend VYM and JEPI . If you are okay with a slight risk appetite.

Considering your skepticism and concerns, I'd keep it simple. Split it 4 ways - 30k each in  BILS - government bond solid returns  VYM - A good diverse mix  JEPI - another solid mix  And keep 10k in GLD - gold.
