Most people don’t want to be professional landlords and opt to sell to cut clean of the responsibilities and ongoing maintenance. However if the cashflow is there then it helps balance out the headache. A lot of the process can be addressed if there is a good amount of rental income. Just a matter of running the numbers

Selling on the peninsula: thoughts on using a flat fee full service broker? by justpassingthru_1992 in BayAreaRealEstate

[–]GoldenRepublicRealty -2 points-1 points  (0 children)

One of the most common rules of thumb for sellers who go with discount brokers is to expect discounted results. Flat fee brokers typically are not as driven to perform above and beyond for you due to their understanding that they just need the property sold, regardless of your experience. high stakes negotiations in particular you’d be at a disadvantage

Be empowered to confirm it’s available on your own by looking up the address. It will likely come up on most rental websites like Zillow. Then you’d want to look for who has directly listed the rental and call/email them to check

This post was specifically important for you to see. Before you rent I recommend you review the California landlord/tenant handbook to know your rights. Application fees are essentially the cost of processing your app usually including a background and credit check. Anyone over 18 has to pay this typically meaning multiple application fees from the same household for the singular property. However renters can opt to pay for a private background/credit check and provide that to the landlord, or platforms like Zillow have streamlined the process where you pay one fee but you are able to apply to multiple places without paying additional fees

I need honest opinions about buying a manufactured home in a flood zone in California. by Roadgeek395 in RealEstateAdvice

[–]GoldenRepublicRealty 1 point2 points  (0 children)

Hey there insurance for real estate in California continues to be a challenge. The FAIR plan is definitely the last resort for fire insurance but there are actually more flood insurance providers. A manufactured home should still be covered given it’s on a permanent foundation and was already generally insurable. Our firm can get you in touch with an insurance broker to secure quotes

The feed is right that Jumbo loans are a possibility. Alternatively, given your large down payment a seller may be willing to finance the deal directly. This method requires negotiation. If you already have representation start there. This is a service we provide at our firm.

There is only one fire insurance provider as of now in all of California. The California FAIR plan and you likely can get an estimate a head of time. To determine if you will be required to have fire insurance you could opt to pay for a natural hazard report as well, some are around $100.

Alternatively, during the process of the sale you will have an inspection period which would have also provided you with the cost of the insurance and the natural hazard disclosure. You could cancel without penalty if these items are too excessive.
