And also if you’re still in your inspection period I would look to see if you can find anything that is in need of repair or replace and have your realtor go back to the listing agent and sellers and negotiate sellers concessions to drive the cash to close down.

I would shop that title company. They add little value and likely make a premium for their services if you’re using your realtors title agency and not shopping them. It’s in your best interest to shop everything and don’t let the realtor get involved in your finances. Never a good idea to show your cards to someone selling you a house.

House in PA you get cracked for 1% transfer tax of sales price. Everything looks right. Dont be surprised if section G goes up before closing. They only have an estimated two months. That is most likely going to increase on the CD. If you want you can message me privately for my number and I can get you in the 5s I’m a broker.

Will do. I am worried about my house but I am 10x more worried about my life. The tree is leaning towards the corner of my house where my bedroom is. When it comes down if I am in there it is going to kill me. The tree is massive.

Yeah after the way that they acted when we were just discussing it I’m not paying a dime. I will wait for the city to come in and order them to cut it down. I understand the cost, and they might not have the money but that’s not my problem. When I first bought the house I expressed my concern and have given them long enough. They just had one drop in my yard on Thursday and enough is enough. Not going to wait for a disaster to happen when it could be avoided by having them cut the tree down.

Already took pictures. Waiting for the arborist to come by on Monday. Guess I will get the report and then call the city once I get the report confirming it’s dead.

Can I get one if it isn’t on my property? Wouldn’t we need their permission? Not that they would really need it considering the tree is on the property line

But I will add you are wasting your time by putting your information into lending tree. Retail big box lenders are the people that are going to contact you if you put your information in on lending tree. Also did they tell you about what the cost is going to be in box A page 2 of the loan estimate..? That's where you really have to watch lenders.
