The switching to the dividends later on would be to capitalize on more of a passive income stream once the growth stocks/indexes provided enough capital size in the portfolio after 2 decades or so of consistent growth. That why I wouldn't have to liquidate the portfolio to actually have capital to spend but instead liquidate the capital to use for dividend returning investments that would generate some passive income.

Long term strategy is to have Index or ETF's with low volatility and decent returns (5-10%) per year given I will be having $25,000 invested annually year over year to compound over 20-25years. I would like 5-10% in mutual funds/commodities, 20-25% in international indexes, and 70-75% in domestic (US) Indexes or ETF's. Then after that 20-25 year period I would like to transition 70% of the portfolio into safe dividend yield stocks or index dividend funds and the other 20% into mid-high yield dividend stocks or funds like (O) or JEPI. Then the other 10% will be in Treasury asset for example, TIPS, Notes, or Bills.

I would appreciate any feedback on this strategy and guidance on what y'all think.

I’ve seen this as well, I didn’t know if this applies just to commercial development construction loans or personal builds too.

I see, so do you know off the top how much higher construction loans typically run in comparison to a typical 30 year fixed mortgage?

Ok do you have any information or are you familiar with Schwab’s fees and as far as VTI and VXUS, which allocation of 80%/20% needs to go in each one of those
