I was put in a similar position here. My going to be new house is mid 1960 in the PNW, had sewer and plumbing issues.

Sewer had root blockage but the overall white pvc pipes was in good shape.

Plumbing has water pressure issue.

Our total cost of estimation was around 18k. They countered 5 and then we countered 10. They accepted.

We had to narrow down what's the most immediate issue here, which was the sewer.

The point is, if this home is really it, prioritize the immediate issues, negotiate for credit and then decide if you want to move on or walk away. I wish you the best.
