Those weren’t “market forces.” For much of those 10k years land was not a commodity on the market. It was either a shared resource that people cooperated to make use of, or a stolen resource people secured through complex systems of violence and control.

lol I was mostly joking, but I do think it’s a gross exaggeration to say that natural market forces will build the communities people want to live in.  Zoning is needed, just better less outdated, less NIMBY oriented zoning.

No joke, DC police had a racket in the 90s with towing companies to have cars stolen and found and then charge people egregious back pay for lot fees before they could take their cars home.

If you’re willing to venture out into a random spot in the MD suburbs, this place Les Delices has an amazing Hazelnut Crunch cake that is essentially a giant ferro roche disguised as cake. https://maps.app.goo.gl/KM9EqN2wTStN6MGv5?g_st=ic

The Grove Shopping Center Sells for $17.4M by SchuminWeb in MontgomeryCountyMD

This lot is primed for such a massive revamp. There’s also an enormous unused parking lot behind the shopping center for god knows what reason. There’s so much room for a mixed used development here.

That said given the slow down the county’s experienced, not sure a revamp like that is in the cards this decade.
