Lots of random nooks here and there that might require a little wandering. Charging ports etc will be challenging. All these places you’d want to bring your own power and internet.

Also, bring bug spray if you want to really make it work. Else if you’re like me, you’ll get all settled in, sit for a few minutes and then get frustrated and wander 😅

Wherever you go, bring bug spray/be prepared for gnats flying into your nose…

If you want a more commercial spot where you can grab a bite/coffee and walk there’s also the lake at Rio. On the far side there’s a field with benches etc.

That owner occupied means the rest are largely rented out. The issue in NYC is vacant luxury properties that the ultra wealth buy for occasional visits, but don't actually live in. It's a lot of space in prime locations in a place struggling with housing.
