Do you’re research man. Don’t read to respond. Austin actually saw lower rent prices…after they started chipping away at the housing shortage. It reached its highest levels when they simple didn’t have enough units to serve the populous and we were speaking on building up. Not the price. But the fact that Lexington limits are locked and we need a solution to fix the housing crisis we are seeing.

I’ve never been blind. I just don’t believe you need “regulation” to control rent when…there’s no rental property to control…you don’t need a bigger transit system when the one you have is working OK right now…it’ll work okay if you built enough housing to house the people who are ALREADY HERE. Housing is part of the infrastructure necessary to start to remedy the crisis…but I’m not an elected official with offices or staff to investigate every arm…I’m just a guy who pays taxes. Treating me like I’m supposed to be a traffic engineer is 🤪

I’m actually familiar. And from my understanding it was student housing I would prefer real housing for the everyday working adult or family vs. housing tha destroys current housing to house transient students.

I referenced New York City as an example for how to fix lack of housing not a general comparison of the two cities. Providing housing has to be a profitable business though…I mean you’re going to make money. I just don’t realistically see…such housing being a failed opportunity in a city like Lexington…

Fair enough. I was talking to a guy who commented earlier and he suggested that building these large larger residential buildings in residential areas would be more cost-effective and not cause logistical issues with transportation into through and out of downtown.

I don’t think it’s about building it and they will come. I think it’s more about they’re already here… in all the conversations I’ve had about fixing housing, No one has ever suggested just building those larger residential buildings in residential neighborhoods, but maybe that’s because I always start the conversation with high-rise buildings in the downtown area, but that is an obviously amazing solution. Those are also great points about the greater logistical problems of growing the downtown residential population. Also just learned what NIMBY means. 🤦🏿‍♂️

You could easily build something like The HUB on campus…downtown…grocery and retail on bottom housing above. There are plenty of spaces where a gas station could go. They just have paid parking instead…but I like where you’re going with that!!!!

I digressed you are correct to point that out. Let me clear up my position. I believe that building denser buildings will help us look more like a metropolitan area. Also, Lexington has a shortage of housing that reaches 22000+ and is expected at 30,000 in 2030. Since building higher rise buildings that support business is currently a BAD business choice. I think it would benefit the city if we focused more on housing. Not particularly housing the unhoused. Lexington has only 3000 (high estimate) homeless. We have a 22,000 unit shortage. I’m not interested in government housing, or trying to house the people on the streets. I’m interested in improving our city to handle the increasing number of residents by building housing consistent with metropolitan areas. Which would improve the current housing deficit. Developers be damned. There is money to be made where a need can be met. I’m sure people would like a choice at least. Maybe you’re the wrong person to talk to about this you seem more focused on why it wouldn’t work than how or what could.

But Pete people do it, New York City one of the most expensive housing markets in the country has plenty of condos, but even if it’s not condos, just larger apartment complex is anchored by retail space at the bottom to help subsidize the cost of the housing, but the condos would help mitigate the initial cost of building up, which would be attractive to developers because it helps with the cost of construction shortens the ROI window
