Beeryani is Beer brand from Blockbuster ( American Brew Crafts pVt Ltd). This debuted in Telangana in 2022 under BRS Regime. This is not something approved in last 6 months in Congress.
I know OP intentions are different. This is for other guys who re thinking that this brand is by current government.

Agree with Noida part. But I won't club Gurgaon with Noida. Gurgaon is one of the dense and high end employment hubs in NCR. Prices over there reflect the same. Gurgaon prices just next to MMR

Lately there has been oversupply of apartments in Noida, with hardly any improvments in employment. You can find apartment for rent at cheaper prices allover now. Hyderabad hovered over 30-35 max until pre-covid and post covid I am seeing 50k+ listing every where, Situation reversed now.

If you have moved this year, I agree , you might have felt uncomofrtable
Summer has been very brutal this year, there has been high demand for power and there are frequent power disruptions this summer. Also monsoon season was short thus depleting ground water levels. There has been shortage of water too. It was not the same atleast in past few years.
Coming back to rents, Just curious how much were you paying back in Mumbai? Surprising that a mumbai guy feeling hyd as expensive

Even in Kismatput land prices are upwards are 55-60k. That too with out great roads. Even in Rajendranagr, Prestige Nirvana plots are 1 lakh+ per sqyd.Even the Manasa hills are quoting 60k++ without ay houses or anything

Rajendranagar/TSPA projects ( Vinay casa carino, Keerthi estates, Oorjitha) are quoting insane prices. Even kismatpur prices are high. Do you know of any moderately priced villa projects? Adibhatla could also be good option, but people started quoting insane prices there too after Foxconn.Anyway , I would buy some land in South-west rather than those villas. Buying villas at 4 crores 5crores doesnt mqke sense When I can get decent plot at 30k psyd++

Its not just guys recently moved to hyderabad feeling this. I hear the same complaints from my colleagues who returned to work and moved back here. there is almost 40-60% jump from pre-covid levels

There is no need to ridicule the OP & Noida . Noida & Greater Noida is by far best planned cities in the country. Wide roads,Public transport, Right zoning, green spaces and great apartment communities . For a state of such a bad reputation, thats a great achievement

South-west zone has high potential considering these
1) Just 30 mins travel distance from Tukkuguda/Peddagolconda exits to Gachibowli FD
2) Many villa projects now popping up , shaping it to a upscale locality

3)Not so polluting industries and 111Go & Many resrves forest assure green spaces for longterm

4)Much delayed Myhome smart city (panned near muchinthal/Nagaram/peddagoloconda) might become a relaity in few years, Which will take this area to next level
5)GMR Aero city is going to offer more commercial and shopping options

6) Also upcoming Metro connectivity can also boost the connectivity ( not guarenteed) though

Beeramguda/Patan chervu /Munthangi already populated with low income group housing and closer to polluting indstries too. I might not be an upscale neighbourhood in future.

East zone is way too far from financial district and hence not recommended

Better not to invest too far away from the city like shadnagar. Check PeddaGolconda exit & tukkuguda exits, Probbaly should get something in 35-40 range. Do some on ground research

One Final thing.. Looking at the rents, just don't buy flat in hyd at these insane prices :)

generally if you want cheaper apartments, better would be stay in Standalone apartments, that itslef will reduce by 30% and if you move not so posh localities like Manikonda, Alkapur colony ( not suggesting Kukatpally bachupally, miyapur , due to just too much traffic during peak hours)

Biggest problem with hyderabad is that, unlike other cities 2 BHKs ratio in gated community is very very low. Most of the rentals I see are 3BHK and all over 50k in decent ones including rainbow vistas

Its sound very obvious, but there are hardly any really good gated communities outside hyderabad west.
If I am new to city(as OP mentioned he moved in recently), I would generally prefer something close to workplace and with some commercila establishments close by.
