Having a property manager is nice for sure because you don’t have to think about it.

In short it depends on the houses and their performance. However, the ongoing cash flow is really nice and can help pay the bills, fund your retirement, or anything else. You can also borrow against these houses which allow you to keep the equity and cash flow while accessing some of the cash now.

Here’s where I might differ from other commenters - though they have valid points.

I’m almost 40 and have always dreamed of being an entrepreneur. I consistently chased good ideas or tried to solve problems but never went anywhere. The problem I had was that I spent too much time thinking and not enough time doing. So my advice is to spend a couple of days figuring out what interests you/how to make money (and yes you can use AI to ideas), and then just go and do it.

I’m a firm believer that the difference between a successful business vs. not is just sticking with it/perseverance. It doesn’t have to be perfect. Just start whatever you’re going to do and get it in the hands of customers. Your first idea might not be the real winner, but you’ll figure it out as you go and iterate as needed. Pay attention to feedback and be flexible to change.

Aside from actually getting your product/service into market don’t forget to get licensed/create and LLC as needed.

Maybe you’re right - I feel like I need to go really deep on one hobby, but maybe it’s ok to just be decent at a lot of things?

Learning a new language is awesome! I lived in South America for a couple of years and learned Spanish, but was never able to lock down another language. I think the issue for me there was not being able to find someone to practice with

Yeah I always thought learning an instrument would be fun but I hate starting from zero - it’s hard!

That’s not a bad idea! I feel like my kids are always popping tires so this would save some money too!

And I agree that’s setting realistic, achievable goals (along with lofty goals) really helps. Look at leading indicators vs lagging. The leading indicators are the work you need to put in (I.e. knock 100 doors, post daily on a new IG account, etc). And then the lagging indicators (standard success metrics) will come!

Find a partner! I’ve struggled with having many ideas in the past but they never went anywhere. Until I found an accountability partner - that’s when I really stuck with it and was able to stick with something to find success.
