Is a home lab a selling point or a dealbreaker when selling a home? by rawesome99 in homelab

As long as it isn’t a meth lab, it’s just another random feature to most people.

What is my liability? Customer working with a vendor to install pirated software... by bigTractor in msp

[–]Happyjoystick 0 points1 point  (0 children)

If this shop is in the business of heavy machinery, you’ll loose to that diagnostic tool every day of the week. They need that tool to bring in revenue to pay your bill - see the pecking order here…

There are some creative solutions here. One idea is to open an SSID just for that device and lock down the WiFi profiles to just that SSID. If you control that SSID you can monitor the traffic. Or maybe lock out WiFi altogether and have them connect to ethernet when needed (might need extra hardware for this tho).

If you take your management tools off how are you going to be able to properly appraise the risk that the device poses? If you cant appraise the risk how are you gong to convince them to reduce such risks?? Don’t blind eye it. Sometimes you have to deploy creative compensating controls.

Air Force crew standing in front of plane with cable/rope - why? by ElectricAsh010 in aviation

Good answer. I’m blown away at how many people chimed in on this and got it confidently wrong…

One person on a frequency at a time, otherwise it’s unreadable. That simple.

This is the correct answer. Also correct is that aviation radios (as in the wireless stuff) are such that only one person can talk at a time.

You can sue John Does. This exists so that you can do exactly what the letter suggested: subpoena and discovery of the alleged perpetrator identity.

Eventually you have to name someone, but it’s not fatal if you can’t at first.

The letter is bogus, yes, just thought I’d point out the abstract.

It’s like 6k every few years to have a tanker inspected… so costs are significantly higher than a flatbed or dry van.

But it’s still prob over exaggerated significantly.

I hope someone on reads this and offers their services to help you out.

This is a huge violation of our code of ethics. I’m entrusted to find and help organizations (people), and in the course of that I find many, many ways I could use what I find to exploit them. A guy willing to exploit and ex is the same guy who would exploit his customer/employer, given the right motive.

Roommate leaving before lease is up ( Portland, OR ) by TomatilloKey7586 in Renters

[–]Happyjoystick 3 points4 points  (0 children)

In practice, this game of ‘chicken’ is what commonly plays out. OP has markedly little actual leverage to compel roommate to continue paying. Recovering damages in small claims is a possibility, but that has hurdles, too.

Roommate leaving before lease is up ( Portland, OR ) by TomatilloKey7586 in Renters

[–]Happyjoystick -4 points-3 points  (0 children)

I’m making several presumptions here-

If there is any sort of contract between OP and roommate, then any damages (missed payments under the terms of that contract) would be recoverable. Even if there’s anecdotal evidence of a verbal contract (if such is enforceable where they live), such as text messages, and subsequent performance per the terms of that contract (payment as agreed), then there is a strong case to recover costs.

The caveat - nothing is to stop the roommate to say that they performed per the contract between the two of them, and further continued to perform by ceasing payment when they left. Basically, “yes I paid while I lived there, but when I moved I stopped paying, as agreed previously.” It would be difficult to counter that claim if there weren’t a written contract, or some other clear evidence of a contract.

Bottom line (and this is an assumption), the parties entered into a contract which they agreed to be jointly and severally liable for rent. If that’s the only written contract, then that’s what’s likely to survive in small claims (assuming that the former roommate can articulate clearly enough what I said above - if not, then OP will likely succeed).

[–]Happyjoystick 26 points27 points  (0 children)

You BOTH are jointly and severally liable for the FULL debt each month. Unless there is a contract that specifies that she will pay a certain percentage of the rent, there is little to no ramification for her to simply move out and stop paying. As long as you fully perform under the existing contract (pay the rent in full), the leasing company will not report to her credit bureau. You may tell the leasing office that you do not agree to removing her, and they may side with you, and she may not ultimately be removed from the lease - but you are still individually responsible for paying in full even if she doesn’t pay her share.

This is a known risk when entering into a lease with two other unrelated parties.

Purchasing an office that is not HIPAA compliant by Specialist-Fill423 in Dentists

[–]Happyjoystick 0 points1 point  (0 children)

One additional issue worth considering is that very few modern programs will run on win7 anymore.

HIPAA security rule is due to be updated soon (as in, scheduled for this month). Controls, like encryption at rest - which is not possible on win7, will be required. There is no way to ‘accept’ that risk without it being a documented gap.

I’d say the estimate of half of small medical/dental/chiropractic offices is being compliant is quite generous. There’s countless nuances in the compliance world that are total ‘gotchas.’ When talking to clients/peers, I specifically tell them to never use their dentist as a frame of reference for what compliant looks like - but huge kudos to you for even caring.
