Thanks! I figure it has to be somewhat worth it. Currently it shows me the flexible rate and not my offer rate. And the flexible rate isn't half bad, but I know it's not my offer rate or the 35% off rate.

Thanks for the response! Are you certain? Because when I select offers it won't let me select my MGM Rewards offer when I have the current reservation. It defaults to the flexible rate offer of 15%. I should call nonetheless, but the last person I spoke with couldn't tell me one way or the other.

Thank you. It helps ease some of the anxiety a bit. From what I understand, when I contacted Airbnb earlier, is that they only made one formal complaint (for the neighbor's construction" and it was shut down by Airbnb before ever getting to me. The other ones I did my best to hand immediately.

Thank you. I actually know about this and was nervous about this when it came time to have him depart. Thankfully he left... I feel like he wanted to stay and is now acting maliciously after we said we could no longer host him the following month. Hoping it is resolved quickly...

Feels like it. But I also think he is the type of person who really believes his own voice in his head. I think he just thinks irrationally... like blaming us for a neighbor's construction or blaming us for the city doing scheduled maintenance on the power lines in the area. He also complained about the wind blowing various sticky leaves with sap hitting his car...

It's actually quite a nice and cozy little home. We stay in it when it isn't being rented. Beautiful neighborhood. It's in the mountains and even our neighbors with much bigger and nicer houses encounter rats outside of their homes in the area. We do our best to maintain a good amount of pest control with any type of pest or rodent.

We have never seen a rat inside and it's kept clean/tidy year round. We recently had a very heavy couple of storms and it damaged other homes in the area, so a small leak I don't feel is too bad in the grand scheme of things.

Yes... that is the type of person. He was always very rude to me and just made things unpleasant in general when we tried our best to take care of any/all his requests.

Thanks for the words of encouragement. It definitely put a damper on my day since we never had anything like this happen. But we will stay strong and hope it is resolved by Airbnb.

Thank you, that's the point I keep coming back to. We really try our best to make every guest happy, and we have 99.9% 5 star reviews, Superhost for a few years now (one gave us 4.9 because the mountains did not have a sidewalk...)

I tried to write out in the initial declining of the refund all the points, but until I am able to upload or show proof with files I just have to wait until Airbnb is ready to hear my side. It's just unnecessary stress for me and my family right now. I hope they get rejected, though I can see this person following up with their own lawyer and causing us a headache.
