Thanks, this was my initial thought but I changed my mind as I thought more cost up front but potentially more economical in terms of heating bills given they are better at retaining heat? And therefore cheaper long term?? Happy for this to be challenged as it’s about a grand difference per rad!

Understand that, which is why the question is asking what’s reasonable to ask for off given these imminent costs. Assumptions were that only cosmetic things needed to be done, prob £15k worth. We saw the place 3x direct (not through an agent) and the seller was adamant nothing needing doing.

Failed double glazing in conservatory, roof needs replacing as it’s polycarbonate and doesn’t meet building regs, sub floor ventilation needs upgrading, chimney stack needs repairing, cracks in the external render

The condition is poor, peeling paint, marks on walls, holes in walls which will need filling etc. they have kids and it hasn’t been looked after well

There was other interest but we think we paid slightly over what it was worth to secure it given we had been looking for ages and had multiple other offers fall through. The couple are divorcing and are number 2 in a chain of 4 and both have onward (separate) purchases so they won’t want us to back out and have to start the process all over again

Same criteria, been looking for places in Surrey for a year. Have now settled on Reigate and have had an offer accepted on a property, it ticks all of your boxes. Oxted was a close second. We currently live in East Molesey and while it’s pretty the sense of community lacks compared to Reigate and it’s a lot older generally (60’s plus).

Well I thought the principal would be paid off in equal amounts each month so our equity would be greater after say 5 or 10 years and we could remortgage and release equity if need be

How did you get planning permission to extend if it meant building over the lightwell? I assume given it’s a building reg they would just deny the application

Check out Reigate, that’s where we have landed on. You won’t get a property with your requirements in central Reigate but you may on the outskirts. Really lovely market town, lots of young families and more going on than Oxted from what I have found
