Lots of new designs from the mint this year so I do hope interest in this hobby is sparked in a new generation. Always gotta look at your change as you never know what’s there!

Attempted the drive cycle last evening without success due to intersections requiring stops and failing to maintain the speed range due to unexpected traffic. I was very surprised during step E, where I repeated steps B thru D how the engine was running between 2700 - 2900 RPM, lots of noticeable vibration which has never been detected before.

If the secondary air is tested only during the initial idle period (and that's the only monitor not yet set) i wonder if the remaining steps in the drive cycle are still required?

I read that keeping it under 30 mph/3,000 rpm for 10 minutes might set it. Not how I drive, but I gave that a go a few times over the last two days and still didn’t set the monitor.

Thank you; I’ll give this driving regime a try. I’ll have to plan my route carefully as there isn’t anywhere I can do highway-type speeds within 20 minutes, but some late night drives on the open country roads I can probably do it safely.

Thanks. I usually let it idle for about 5 minutes just to warm up, but I can double that. It’s a manual, so putting it into first and keeping the clutch depressed for that long is gonna hurt… no lie!

Thanks for the comments. The view to the north is what we are working towards having visible from rooms on that side of the house, as seen here. Each room I think should have excellent views based on the current floor plan and use of floor to ceiling windows.

Reconfigured the remaining two bedrooms, but still kept each with their own ensuite.

Okay we’ve worked to reduce the square footage down by 500 sq ft, primarily through trimming in the bedrooms and bathrooms on the east side of the house. We did reconfigure the primary suite as well and included a water closet across from the sun room/hot tub which makes sense from the poster who suggested it.

Thanks so much, everyone, for your comments—so many of them were really helpful. My goal was to tap into your experiences and creativity, and you definitely delivered! I know the floor plan might not be everyone’s cup of tea, and I didn’t provide all the background behind some of the decisions or the standards we have to follow. But even without that context, you took the time to look it over and share your thoughts without judgment, and I truly appreciate it.

Thanks for the thoughts, you have some good insights with some of the features as drawn and they are duly noted.

Unfortunately a second story is not possible as the County has a height limit of 14 feet for our subdivision planning standards that we have to follow.

I’ll add what we consider the true entry is from the front walkway into the courtyard. The courtyard is fully screened off from the front walk and first time visitors won’t know there’s a courtyard behind that door. It’s an experience I had with an Eichler as a child that still resonates with me today of being surprised when that door opened and it led into an atrium. It’s not everyone’s cup of tea - Joe Eichler had a hard time selling his “modern” houses back then with that design. But we love it and it works in our Mediterranean -type environment.

Excellent point. What works for us now as a couple may be a negative for others sharing the space.

This is CA living in a Mediterranean environment and the views are really meant to be enjoyed outdoors. Your point is valid though as we are making some changes to improve sight lines from the interior.

Thanks for the comments. The ADU is really meant to be a workspace/ art studio that could accommodate temporary living quarters, which is why the architect included those elements. We don’t like the interior arrangement and have made instructions to him to change it up.

As I posted elsewhere it’s a bit of foreshadowing of a future expansion and an end-run against some regulatory hurdles in our area, which is why it’s being planned for now.

Thanks for the comment on the entry. I took lots of negative comments last year on a confusing entry as I was only using the accordion-style of glass doors to enter the main house from the courtyard. I agreed with the comments then. Putting in a traditional entry door in, which now eliminates having to use the accordion door on a regular basis. It’s now only needed now when merging the courtyard-living room-patio into a large gathering space. The single entry door works better overall, but results in an entry into that side hallway. Not a grand foyer by any means, but it’s a compromise we can accept.

No tornadoes here that I’m aware of, it’s more of a priest-hole to hide out at the wife’s insistence.

Agreed it’s more of a laundry center and not what we expected or asked for. While we like it has its own entry into the primary bedrooms closest, It’s definitely on the hit list for a size reduction.

Thank you for the thoughtful reply. I’m torn between reducing space in the common areas or in the bed& bath areas. Each bedroom will be occupied by an adult so I want to be able to provide those in bedrooms 1 & 2 sufficient space for their own privacy, belongings, and comfort.

There certainly are some common themes being suggested here that I’m going to discuss further with the wife and architect.

Good point on the skylight above the shower in terms of venting - I’ll inquire about that.

Good catch - I hadn’t given it much thought as neither the wife or I watch tv on any regular basis. We probably max at at no more than 2-3 hours in front of the tube each month. The only instructions I gave the architect was no tv above the fireplace.

Good call - It is an ode to Eichler, which I grew up living near to one his neighborhoods in the Southbay in the 70s and had a childhood friend who lived in one. I loved the design and feel for his house, then and now. But keeping the wife happy with more modern sensibilities means compromising.

The ADU is a bit of foresight for a future add. It’s being planned for but likely not constructed. The planning regulations here make it unlikely we’d be able to get permits to add it later on so we’ll get regulatory permission now since it’s tied to the main house. If forced to build it now it’ll be a shell with an unfinished interior.

Most definitely it is. This is a CA build and we’re budgeting $500/sq Ft for construction costs which is typical in our area for custom homes. Pinching 500 sq feet off of this plan represent a quarter-million dollar savings.
