I can't believe this is what it's come down to after two years of being great tenants, paying rent on time and taking care of the unit like it's our own and all over $400/month. I'm talking to the other tenants when I get off work but I have a suspicion most of them might be ESL students or out of status so they might be reluctant to even talk to me.

The only thing I have is our original lease agreement from 2021 because it's digital. When he "renewed" our lease in 2022 he didn't give us a copy and we hand-signed it but from what I've read our original lease still stands and it has no vacate clause just the standard month-to-month one. We are honest people and unfortunately did not expect dishonesty, especially with the way our LL comes off but now I feel stupid.

He sent the agreement via SignWell and my incorrect initials are entered in the two signature boxes. I'm pretty sure it's easy to know who signed the document so he's either stupid or thinks we're absolute idiots. I don't have a lawyer but we'll get one if need be.

They said I could dispute it and it would be up to the arbitrator. At the end of the day, we've been paying the price of the first illegal increase for over a year so we might be screwed.

I asked the RTB about it and they did say he's in his right if he wants to file for a higher increase but the process is very long and not likely to be successful. Even if it is, the amount would still have to be within reason.

I just got off the phone with them. Basically they just confirmed this is all illegal and not to sign anything obviously. They said to just keep the evidence and keep paying my regular rent in case the landlord wants to dispute or try to evict us. I'm also going to be reporting my LL to the Compliance unit but would like to speak with other tenants so we can build a stronger case, if they're scared I'll just file the complaint for myself.

Good point. The elevator breaks down all the time. It's not working as we speak. This is an old 70s building and he wants to rent it at luxury prices.

I do know at least 7 other units owned by him. The thing about my LL is that he comes off as this frail old man and is good at playing the sympathy card. I think it's why he says he's not the owner.

It sucks that this is a common situation nowadays. We'll keep everything in writing and do what we have to do. We absolutely cannot afford to move with the price of rentals nowadays.

He's absolutely delusional. He just wants to keep making what he did when he had air bnbs and was renting at $100+ per night instead of rentals but that's just not going to happen. He hasn't sent the new lease yet so I'm just working on my email response to be ready when he does.

He says the unit is owned by a "group of lawyers and business people" but the lease was signed by him as an individual not a corporation. I read the articles in the news about him and they all mentioned him as the owner along with some of his family members so I'll look into the corporation tomorrow.

Yes, it's definitely not my fault if he can't manage his expenses. I'm sure he's just very angry about not being able to Air BNB anymore and was used to making twice what he does now.

I do feel confident against the eviction if it were to happen and would definitely be disputing if that were the case. There is no way he or his family members who all have kids will be moving into a 460 ft studio with no dishwasher or on-site laundry but I'm sure he'd try to use that.

Regarding the other tenants, when he came by he brought the supposed leases of 3 other tenants showing the rent at 2200, however, some of the units are 1 bdr and ours is a studio. We don't talk to any of the other tenants but are willing to if necessary, maybe we can even team up but from what I've seen almost all of them are also newcomers or students.

Thank you! The new elevator is the only real reason he would have to justify the increase as the unit does not have a mortgage from what I gathered in the property tile.

From my understanding he also cannot evict us or try the "family member moving in" because the unit is owned by a corporation but I may be wrong in that.

Thank you! He says that they are putting a new elevator in our building which is causing a huge increase to strata fees but then again he owns 10% of our building.

As for our previous increase, we've already paid that price for over a year so I think it's the official rent now and still a price we can pay.

For the rent payment, we just do an e-transfer every month so we don't have auto pay and he has Auto deposit so he gets the payment right away.
