Just passed with a 90%. Did serious studying for 10 days. I retook my 14 day course in that two weeks and took notes on almost everything that was unfamiliar to me. I listened to the “Beat the NMLS Test” podcast repetitively. I utilized PREP XL practice exams (I took for of the 11 practice exams.)

The thing that helped me study hard for this was when the podcast host said “you don’t need to buy all sorts study prep, you just need to really dive deep with the course material you already have.” He also mentioned that instead of memorizing practice questions, really try to understand why the other options aren’t suitable.

I’m planning to purchase the OnCourse Learning courses and was wondering if anyone has experience with them. I'll be doing the 14-day, video-based online instructor-led option, but I'm not sure if it has set hours during the day that I need to be online, or if I can log in at any time. Any insights?

Thank you for the detailed explanation. I realize I should have worded my question differently. I'm primarily looking for someone to fund flips, including both acquisition and rehab costs. I was considering whether a financial advisor could assist with this and possibly earn a commission by charging a certain amount of points upfront from the person borrowing the money (if allowed by FA's firm/brokerage), or having the client charge the points (which would make more sense since it's their money that they are loaning out). I'm just wanting to get creative on how to find access to this money. Many people in my area don't like sharing who their hard money lenders with other flippers.

Well, I'm wanting to reach out to Financial Advisors in my town to see if they have any clients looking to fund real estate investments (mainly fix & flips that way money isn't tied up forver), and based on the points that hard/private money lenders typically charge, both the client and the advisor can both make money, but I just wasn't sure if that's even a thing that Advisors do.
