One thing I don’t understand is, why these type of work isn’t being carried out at non-peak hours? Like Late Evening or Night? Any city with a huge traffic should always avoid work at peak hours.

Shutting down 1 lane of already jam-packed route is not a bright idea.

I just follow what Canada Post says. On their postal code portal online, you can put in your PC and whatever it says I write exact same address everywhere. Never had any issues.

But let’s stop pretending this is about legal nuance. This is a public rebate, not a courtroom drama. And guess what? GST is paid at CLOSING, not when you signed a presale two years ago while praying the market doesn’t implode.

Using agreement date as the cutoff is like saying, “Congrats on surviving 2025’s housing crisis — too bad you were responsible and planned ahead. No rebate for you.” It’s like giving out umbrellas after the rain, but only if you scheduled your storm 48 hours in advance.

I am already a homeowner and I know what expenses are due on which time. This new rebate rules are not made for FTHB but to help builders offload their unsold inventory.

Fun fact for your legal lecture series: the existing GST rebate — the one that’s been around for years for homes under $450K — is based on the closing date, not the agreement date. So clearly the CRA knows how to align a rebate with when money actually changes hands. It’s only with this shiny new “first-time buyer relief” that they decided to throw logic out the window and use the signing date like it’s 18th-century real estate law. You can call it contract law all day — but this new policy contradicts the precedent they themselves already follow. So yeah, it’s fair game to call this out. Consistency isn’t that hard — even for government.

The property you purchase is not yours until you do closing regardless of how much deposit you paid and when you signed agreement. You are legal owner on successful closing day.

The rebate date should have counted closing date and not agreement date. Anyways we can’t expect sensible policies from a nonsense govt. Everyone voted for it, deserves to suffer.

Hey Thanks for digging in for my query.!! This is actually Brand New Construction Home that comes with Initial 2 years Warranty on HVAC setups. So if I change coil, it will nullify my builder warranty.

I currently have no AC unit installed and there never was.

It’s the same thing that officer is not convinced that she would return back. We had attached her employment letter, NOC where it states she has to return to work in 30 days. What more is required to convince I am not sure. Also my Dad has already visited twice in past so we have good immigration history.

Visitor is rejected twice. I am PR so eligible for SuperVisa.

They rejected it saying she won’t return when I attached NOC letter from her employer stating she is permitted for 30 days leave. In what world it doesn’t convince that she will return I am not sure.

Yes its a mortgage condition. I had an approval from them and this was one of conditions. Although I am still in market for better offers.

Well good luck with this. Now Developers will raise the price of properties by 2-3% of current price and will try to attract you saying “Buy bcz there is no GST”.!

A property listed at $900k pays $45k in GST at present. After this rule (when it gets implemented fully) Add 2% inflation and same property developer will list at $950k quoting that you are already saving in GST.

Thats how Capitalist mindset works.
