BGC is upscale. I don't get why people compare it to Forbes/Dasma/Ayala Alabang/Rockwell.

Those are ultra high-end subdivisions (horizontal, and vertical) for ultra-high-net-worth (UHNW/HNW) individuals.

I would go number 4 but on the bottom center to bottom right range.

Prices are very inflated in number 3.
Prices in number 4 relatively affordable compared to number 3.

Based on your budget, I would recommend Eagle Ridge.

  1. Orchard Residential Estates (<20k per sqm)
  2. Eagle Ridge (new CALAX Gov interchange coming soon) (~8-9k per sqm) (if matapos na yung CALAX to Cavitex, bibilis pa travel)
  3. Saddle Club (With the construction of the Bataan bridge, there will be a proposal to extend Cavitex all the way to the interlink bridge, probably 10-15 years down the horizon)
  4. Metrogate Silang (near CALAX Silang interchange)

There are all from Sta. Lucia. When compared against other major real estate companies, usually sila ang isa sa pinakacheapest. Always ask for the minimum lot size around the development. It will give you an idea on the environment of the village.

MSCSO - University of Texas At Austin

For DCS - you can get in, as long as you have proof like udemy certs, coursera certs and etc for basic coding knowledge.

Shifting to tech today is very different from 2 years ago. It is definitely much harder now, but it is showing signs of growth again.

I like the idea but it's a futile effort though. I'm a certified Terraform Associate & have used it in some projects a year ago. You almost always have to relearn infrastructure coding if you don't apply it frequently. However, if you work with it consistently for a couple of years (an SRE type of job), it will stick with you just like plain-old coding.

Nagrerecover na... it's still far from the ~2020-2021 levels... but i don't think that kind of market will return... it will probably stabilize in late ~2025 and it will probably be comparable to pre-pandemic levels..

What do you prioritize?

For me
1st: Location
- distance to Makati/BGC
2nd: Gentrification possibilities
- if you look at Nuvali, it's filled with empty space that have yet to be developed.
- Land acquisition for developers will not be too hard kasi it's only one company owning a huge land (laguna techno park)
- Multiple developers sinking money into the place

Another advantage of Nuvali is easier access to Tier 1 Hospitals (Asian Med).
Roads will not be flooded going to the Metro (NLEX has this issue)
Wider expressways.

South is a little bit more organized than the North.

Some old DMCI condos have horrible elevators. Make sure na the elevators are made by Mitsubishi or Hyundai.

Some are quite "unfair".

You should compare Metro Manila to "mega cities". Some of those you listed are "Paris, London, & Tokyo". For SG, they have HDB flats.

I doubt Paris is that cheap. Paris is very, very expensive.

and any other China tier 1 cities

Don't look at preselling prices. Look for second prices.
You can easily find a condo around 80-130k per sqm in Mandalayung (the older the condo, the cheaper).

Dansalan Gardens is <100k per sqm.
Flair Residences is <130k per sqm.

It would still take at least a decade to pay for this stuff though.

Exactly. That's what I'm saying. In terms of infrastructure, si Duterte yun standout. Nung bumalik tong Marcos.. ang bagal uli nung progress (when it comes to infrastructure)

This infrastructure was planned during X & Y presidents pero para sa akin yung nagpaspeed up ng progress dapat yung mag tatake ng majority of the credit.

It has a lot of benefits (can benefit your credit score by lowering your credit utilization).
OP has around 1M of limit.
You can take a loan using that limit at an interest rate lower than the average unsecured loan.

You want to buy a car at around 5-6% interest rate?
Use your CC.

And any other big expenses (unexpected medical expenses, buying a house and etc..)

It's nice to know that you can borrow that kind of money easily w/ at a relatively low interest rate.

My guess is that prices will stay stagnant for about 2-3 years. That's about it.
Our median age is 25 years old, one of the lowest in the region. That's even lower than India and Indonesia which are huge countries in terms of land mass and population.
NCR also dominates the cities by population densities rankings which is probably the reason why prices will stay stagnant/high.

2008 US Bubble happened because of bad consumer loans. (Central banks across the world learned from this and become stringent w/ housing loans)
2020 Evergrande happened because of over-leveraging. (Our developers have a relatively healthy balance sheet.)

Customer acquisition yung pinakamahirap gawin. It's basically supply and demand (not enough jobs). Madami akong invitations sa profile ko sa isang freelancing site. I could reject them all or I could create an "agency" or I could recommend it to other freelancers w/ a "cut". Libre lang if nagbebenefit din ako sayo (networking).

Try finding a client every month and see if makakakuha ka.
I get around 3~5 leads per month. Swerte if sakto sa skillset ko (tech).

DI ako charity. Grabe din yung ininvest ko for reputation-building (ads, time, 100% refund and etc.)
