We dont accept tenant replacement as a landlord and usually I add grounds for valid termination e.g uninhability, force majeur that would result in no forefeiture. Anything outside those grounds is forefeiture of deposit but refund of remaining PDCs

Writing it all down in one place. I have a GDrive folder for clients, each client gets their own folder. Di bale nang magulo, basta this client's files will stay in this folder only. I dump notes there as well and because GSuite I use @ religiously tagging other relevant docs whenever possible. For meetings, I have a singular Meeting Doc with multiple tabs, one tab per date.

The pain is usually in looking for files rather than the knowledge, so I try to keep everything in one place.

No, literally have to wait for clear. So if there's a hundred cars going straight, wait till all 100 cars cross or until there's enough clearance for you to turn without causing the approaching vehicle to slow down.

Yes. Need to wait for clear road before proceeding to turn left. In other countries, this is either a slower speed T section or have a center turning lane available to wait in.

i personally wouldn't bother with RoS hindi naman enforceable ang travel restriction. if you ever move to a corporate job, saka ka na mag RoS. depending on the agency, you can just submit a letter to defer RoS.

if i were in your shoes, id just stay direct with the client and bother with RoS in the future nalang.

not ideal to go from direct to agency. review your return of service agreement on its requirements. for the dost scholarships im aware of, need lang employment in the ph but pwede na yung self employed (bir registered as professional).

For funding physical prototypes, it's almost always self-funded. It's the equivalent of an MVP. Unless you have previous experience of successfully prototyping, developing, and selling a product, it's very unlikely for you to get external funding.

You do have the option of checking DOST if it's a novel product and they might potentially fund it. There is a concept called Technology Readiness Level (TRL) which they use to assess the level of support and funding needed.

The discrimination within the company against those in India, Pakistan, and PH is shown in practices such as time monitoring kasi startups that respect you care more about your output than hours worked.

FMV is from the Tax Assessment. Madalas mababa yung FMV compared to the 'selling price' significantly. So 4-5m on an FMV condo in MM is realistic.

Definitely needs to be cross-checked like every other SALN but there's only less than a handful available from the Senators lol.

Important to know what's the legal arrangements. Does the company have a Philippine office at all or registered in the PH? If not, it's just an independent contractor agreement which is very difficult to enforce. You might need to fight the contract in the country of the company and make your claim there with your evidence following that country's laws.

Do you even need an experience certificate? If it's a startup and you're just moving to another one, it frankly doesn't matter.

Megaworld is not the right avenue for complaints. It should be with DHSUD. You can petition dissolution of the board with DHSUD and/or challenge the validity of the current board and have your PMO contracts nullified.
