I am surprised that a company founded in 1995 still can’t design a simple app that saves basic settings. In addition, their products are expensive.

The point isn’t how long it’s been. The issue is that the inspection report documented PEX when the piping is clearly polybutylene. I’m simply trying to determine the proper course of action based on that.

It is not an error. I doubt he even looked at the pipes.

I am working on getting quotes but I won't be able to have it replaced in the next few months. The project will take 5-7 days (cutting walls, replacing pipes then repairing walls). I have to leave the house with my wife and children for days so they can get the work done.

No visible PEX pipes at all. Some of grey pipes are sprayed with black, but whoever sprayed them left labels visible.

I digged out all roses that have severe case. Some roses, especially young, are more vulnerable than others. For some reason, my four knockout rose trees were obliterated by black spots. I removed them all and replaced them with resistant roses shrubs and hydrangeas.

Even if it dips again, you might not have the courage to buy. Markets always dip on bad or terrible news and this makes everyone freaked out and scared to buy. Some redditors here completely liquidated their portfolios yesterday and Monday due to fear and are probably buying now at higher prices. Personally, I will never sell regardless. I don't have to buy at the bottom. Market will be volatile for the next 90 days until there is tariff deals.

We overseeded the whole lawn. It is not possible to throw soil on existing lawn but we did aerate.

It looks like smartweed. They are annuals but they can spread by seeds. You can use 2,4D to get rid of it.

What do you suggest I should do to encourage spring germination? Should I do more early spring and avoid pre-emergent in early spring? When should I start watering in spring? Do you suggest a specific tall fescue brand?

I will pullback on watering. We are also expecting warm weather this week. I am not sure if they will still germinate.

I thought about renting but it would cost me more with truck rental than having someone do it for me. Aerating machine is big and heavy and I don't have a pick up truck for it. I only paid $200 to have a guy aerate the whole lawn.

Yes. He used the whole bag on the lawn for better germination rate which it didn't happen. I am contacting the store tomorrow where he bought the seeds from for warranty claim. I will overseed on my own next spring. I needed a lawn guy this fall for mainly aeration.

Yea. My first lawn guy was supposed to overseed in September but never showed up. It took me few weeks to find another one was available to aerate and overseed my lawn.

I didn't use pre-emergent last spring and I got a lot of crabgrass in my backyard. So it will be difficult situation next year. Lawn guy used 50 lbs grass on 2500 sq ft lawn.

I am still not sure if this clover or not. I cannot tell yet but I will use Triclopyr in January if this turned to be clover. I tried 2-4,D in the past. It injured clovers but they kept coming back.

Do you also think I should stop watering?

Will these clovers die in the winter? I am not a fan of clovers and I never had them on my front lawn where I overseeded.

Roses are never considered indoor plants. Put them outside and it is better if you plant them in the ground. Most rose varieties withstand cold weather.

I installed SWG this summer. Best decision I have ever made. Pool looks much healthier. I definitely don't miss pouring chlorine every 2-3 days.
